Where ADU rules are most flexible in Salt Lake County

  • No lot minimum listed: Salt Lake City, which allows detached ADUs by right citywide, and Murray, which allows them in any single-family zone. Bluffdale's minimum isn't specified on our tracker.

Home-only prices run from about $63,000 (100 Series studio, 170 sq ft) through about $84,000 (300 Series one-bedroom, 300 sq ft) to about $109,000 (500 Series two-bedroom, 500 sq ft). Getting the home livable on your lot (site work, utilities and city costs) adds 35–50%, with city fees typically $3,500–$9,000 of that. Most buyers land on the 300 Series at about $113,000–$126,000 all-in; going wider or adding a loft is what moves a project toward the top of the range.
