Suburban residential street with diverse single-family homes showing potential properties for secondary dwelling unit development

Sometimes. Many Utah cities allow an accessory dwelling unit only when the owner lives on the property, which rules out an ADU on a pure rental. Other cities allow it with conditions, and several treat internal units differently from detached ones. State ADU legislation has pushed cities toward allowing internal units, but the ordinance written for your address decides. Confirm with that city's planning department before you buy or build.

Owner-occupancy is the first question, not the last

When a homeowner asks whether they can add an ADU to a house they rent out, the answer almost always turns on one clause in the local ordinance: an owner-occupancy requirement. In cities that have one, either the main house or the accessory unit has to be the primary residence of the person who owns the parcel. If you live somewhere else and both units would be rented, that requirement is a hard stop for a permitted ADU — not a fee you can pay or a condition you can design around.

Cities that require owner occupancy usually enforce it in writing. You may be asked to record a deed restriction or covenant against the title, sign an affidavit, renew a license annually, or show a driver's license and tax documents tied to that address. Some cities also tie the permit to the owner at the time of approval, meaning a sale can require the new owner to re-establish compliance. None of that is unusual, and none of it is something a builder can waive.

It is worth knowing why the rule exists, because it tells you how flexible a city is likely to be. Owner-occupancy requirements are generally written to keep accessory units in the hands of resident homeowners — a parent in the backyard, an adult child saving for a down payment, a long-term tenant whose landlord lives twenty steps away — rather than becoming a path to converting neighborhoods into investor-owned duplexes. That is also why many families end up building one for themselves rather than asking whether it can pay for itself as a rental.

What state law changed, and what it did not

Utah's legislature has taken up accessory dwelling units more than once in recent sessions, and the general direction has been to push cities toward permitting internal ADUs — a unit carved out of the existing footprint of a single-family home, like a basement apartment with its own entrance — in most residential zones. That is real progress for homeowners who were previously told no outright.

The important nuance for a landlord is that state-level permissiveness has generally come paired with conditions cities are allowed to keep, and owner occupancy is commonly one of them. So a city can simultaneously allow internal ADUs broadly and still require that the property owner live on site. Detached units in the backyard are typically treated under local zoning rather than the state's internal-ADU framework, which means a city has even more latitude there.

Rules also move. Ordinances get rewritten after legislative sessions, and two neighboring Utah County cities can land in very different places in the same year. Anything you read in a forum thread — or in an article like this one — is background, not a determination for your address. This is one of the reasons Reddit is useful for building a question list but unreliable on local specifics; our rundown on using Reddit to research tiny homes and ADUs covers where it helps and where it misleads.

Internal, attached, and detached units get treated differently

If you own a rental and want to add living space, the type of unit matters as much as the zoning. An internal ADU reuses space you already have and shares walls, roof, and often utility connections, which keeps both cost and permitting complexity down. An attached unit — a garage conversion or a small addition with a separate entrance — sits in the middle. A detached unit in the backyard is the most independent and the most heavily reviewed: setbacks, lot coverage, height limits, separation from the main house, and sometimes an added parking stall all apply.

On a non-owner-occupied lot, cities often scrutinize the detached option hardest, because that is where a second full dwelling quietly becomes a second household on a single-family street. Parking is frequently the sticking point. If the ordinance wants an off-street stall per unit and the lot cannot deliver it without paving the side yard, the project can stall on geometry rather than policy.

Some owners look at a home on a chassis as a workaround. It usually is not one for a rental lot. A unit on wheels is classified by how it was built and certified, and that classification controls whether anyone can occupy it long term in that zone — our guide to where a tiny home on wheels can legally be parked in Utah walks through how that plays out. For employers housing crews on land they already own, the calculus is different again, and the cost factors behind workforce housing projects are a better starting frame than residential ADU rules.

How to get a real answer for your specific parcel

Start with the address, not the zone map. Call or visit the planning department for the city the parcel sits in — or the county, if it is unincorporated — and ask four plain questions. Does this zone allow an accessory dwelling unit? Is owner occupancy required, and does it apply to the main house or to the ADU? Are internal and detached units treated differently here? What parking, setback, and size limits apply to this lot?

Then check the title and the private rules. An HOA can prohibit an accessory unit even where the city allows one, and a recorded covenant does not care what the ordinance says. Lenders and insurers also weigh in: adding a second dwelling to a rental can change how a loan is underwritten and how the property is insured, so loop in your lender before you commit to a design.

Last, look at utilities honestly. On an existing rental, the service that feeds the house was sized for one household. Adding a kitchen, a bathroom, and a second meter configuration can mean trenching, an upgraded panel, a new sewer lateral, and connection fees set by the city or district. That work is site-specific, and it is the line item most likely to surprise an owner who budgeted only for the building.

If the answer in your city is no, it is usually a clear no rather than a maybe — and knowing that in week one is worth far more than finding out in month four.

Frequently asked questions

Can I build an ADU on a property I rent out in Utah?

It depends entirely on the city. If the ordinance includes an owner-occupancy requirement, you generally cannot permit an ADU on a property where neither unit is your primary residence. Cities without that requirement may allow it subject to zoning limits like setbacks, size, and parking. Call the planning department for that specific address and ask whether owner occupancy applies, and to which unit.

Does the owner-occupancy rule apply to the main house or the ADU?

Either, depending on the ordinance. Many Utah cities let the owner live in the accessory unit and rent the main house, or vice versa — the requirement is that the owner lives somewhere on the parcel. Some are stricter about which unit. Because the wording varies city to city, ask the planner to point you to the exact language before you plan who lives where.

Can I rent out both the main house and the ADU?

In cities with owner-occupancy requirements, no — renting both units is the scenario those rules are written to prevent. In cities without that requirement, renting both may be allowed under the local ordinance, sometimes with a business license or rental registration. Short-term rental rules are usually separate and often stricter. The city decides, so verify for your address rather than relying on what a neighboring city permits.

Can I put a tiny home on wheels on a rental lot instead?

Usually not as a substitute for a permitted ADU. A home on a chassis is classified by how it was built and certified — recreational vehicle, park model, or residential structure — and that classification controls whether long-term occupancy is allowed in that zone. Cities along the Wasatch Front handle it differently, and some have no category for it at all, which means a conversation at the planning counter.

Will an HOA block an ADU on a rental property?

It can. HOA covenants are private agreements recorded against your title, and they operate independently of city zoning. Plenty of owners have received city approval and then a denial from their board. Read the recorded covenants and any architectural guidelines before you spend money on design, and ask the board directly in writing about accessory dwellings and rentals.

If you want to talk through what your lot and your city actually allow, come walk the model homes in Lehi and we will give you a straight read on your situation. See our homes at mycocoonhomes.com.

Can You Put an ADU on a Rental Property in Utah?

Modern prefabricated backyard studio with shiplap siding and French doors on residential property during golden hour

A detached ADU is a separate building in the yard; an attached addition shares a wall with the house. Detached units offer more privacy, better rental appeal, and clearer separation, but need their own foundation, trenching, and roof. Attached additions are usually simpler and cheaper to connect, yet give up quiet and independence. Setbacks, lot coverage, height, and parking rules decide which fits — and those are set by your city or county.

What separates a detached ADU from an attached addition

The line is physical. A detached accessory dwelling unit is its own building standing somewhere in the yard, with its own walls, roof, and entrance. An attached unit shares at least one wall with the primary home — a basement apartment with an exterior door, a garage conversion, or a bump-out addition built with a kitchen, bath, and separate entry.

That distinction matters more than it sounds, because most Utah ordinances treat the two categories separately. Internal and attached units often move through a simpler review path, since the footprint of the house barely changes. A detached structure adds new building coverage to the lot, which puts it squarely in front of setback, height, and lot coverage rules that an addition may sidestep.

Worth naming a third option: a tiny home on wheels is not an ADU in most Utah cities. It sits on a chassis, which puts it in a different classification with its own rules about occupancy and hookups. If that is the direction you are leaning, the practical constraints are covered in our guide to where a tiny home on wheels can legally be parked in Utah.

Setbacks, lot coverage, and why the city decides

Detached units live and die by the dimensions of your lot. Cities set a minimum distance from rear and side property lines, cap how much of the lot can be covered by buildings, limit height — often more strictly for accessory structures than for the main house — and sometimes require an extra off-street parking stall. Stack those together on a typical quarter-acre lot along the Wasatch Front and the buildable rectangle in the backyard can shrink fast.

An attached addition is measured against the setbacks that already apply to the house. If the home sits well inside its envelope, an addition may fit where a freestanding building would not. If the house is already close to a side yard line, the addition has to go somewhere else, and you are back to the same math.

Owner-occupancy requirements, maximum unit size, whether the entrance can face the street, and whether short-term rental is permitted all vary too. Neighboring cities in Utah County do not write these rules the same way, and unincorporated land follows county zoning instead. Call the planning department with your exact address before you commit to a floor plan. Online forums are useful for questions but not for answers here — we wrote about using Reddit for tiny home and ADU research without getting burned for exactly this reason.

Construction complexity and what actually drives cost

A detached ADU is a complete small house. It needs excavation, a foundation, framing, a roof, and its own trenches for water, sewer, power, and often gas, running from the main service or the street to a building in the backyard. Trenching distance, slope, mature trees, and whether a concrete truck and excavator can reach the site are the variables that swing the number most. Two similar homes on the same street can produce very different bids because of what is underground and how hard the yard is to reach. The same principle drives budgets on larger projects, which we broke down in our look at the cost factors behind workforce housing projects.

An attached addition usually spends less on connections, because water, sewer, and electrical are right there. The savings get eaten into when the existing panel, water heater, or sewer lateral cannot handle another dwelling, or when you open a wall and find work that has to be corrected. Attached projects also disrupt the main house — dust, noise, and a tarped-over opening — for the duration.

Both paths run through architecture, city permitting, and construction, and both take real time. Our ADUs are built on site by a local Utah crew, and a typical build runs about four to six months from design through finish, with permitting timelines outside anyone's control.

Privacy, daily life, and rental flexibility

Privacy is the trade-off people underestimate. A shared wall transmits footsteps, plumbing, and late-night doors no matter how well it is insulated, and separation depends on entrance placement and where the windows look. A detached unit twenty feet away solves most of that on the first day. Families weighing this for parents or adult children will find the design details in our piece on using an ADU for multigenerational living.

For rental use, detached generally wins. Tenants pay for independence — their own door, their own yard space, no crossing your driveway at midnight. A detached building also reads as a second home to a future buyer and to an appraiser, which tends to help at resale. Attached units rent fine, especially at a lower price point, but the pool of renters who want a shared wall with the owner is smaller.

Utilities are the other practical fork. Attached units are almost always on the main home's meters, with costs split informally. A detached unit can sometimes be separately metered, which makes a rental arrangement cleaner — though whether the utility and city allow a second meter depends on the provider and the parcel.

If the yard has room and the plan is long-term, detached is usually worth the extra work. If the lot is tight, the budget is fixed, or the person moving in is family who wants to be close, an attached addition does the job with less dirt work.

Frequently asked questions

Is a detached ADU more expensive than an attached addition in Utah?

Usually, yes. A detached unit needs its own foundation, roof, and utility trenching from the house or street, while an attached addition taps connections that already exist. The gap narrows when the existing panel, water heater, or sewer line has to be upgraded to serve a second dwelling, or when opening walls in an older home uncovers work that has to be corrected first.

Do setbacks apply differently to detached and attached ADUs?

Generally yes. An attached addition is measured against the setbacks that already govern the house. A detached accessory structure often has its own rear and side yard setbacks, its own height limit, and counts toward lot coverage. Those numbers are set by the city — or by the county on unincorporated land — and they differ from one Utah city to the next, so verify with the planning department for your specific address.

Which type of ADU rents better?

Detached units typically rent more easily and at a higher rate, because tenants get a private entrance, no shared wall, and some separation from the owner's household. Attached units, including basement apartments, still rent well at a lower price point and cost less to build. Check whether your city places conditions on renting an ADU, such as owner occupancy or limits on short-term rentals.

Can I convert my garage into an ADU instead of building new?

Often, and it is a common attached option in Utah. You are converting existing space, so the structure and roof are already there. The work sits in insulation, egress windows, ceiling height, plumbing, heating, and whether the city requires you to replace the parking the garage provided. Some cities count a conversion differently than new construction, so ask before you plan.

How long does an ADU take to build?

Plan on roughly four to six months for design, city permitting, and construction, whether detached or attached. Permitting is the least predictable stretch, since review times depend on the city and its current workload. Utility connection scheduling can add time as well, because those appointments happen on the provider's calendar.

If you want to see how a small home actually feels before deciding, come walk through the models in Lehi and we will talk through what your lot can hold. See our homes at mycocoonhomes.com.

Detached vs Attached ADU in Utah: Pros, Cons, and Rules

Workforce housing budgets are driven by more than the units themselves. The main cost factors are site preparation and access, utility capacity and hookups, how many units you build and how similar they are, permitting complexity in that specific city, and whether you own the land or lease it. Site and utility work varies the most from parcel to parcel, so walk the ground before you set a number.

Start with the parcel, not the unit

Employers usually begin by asking what a unit costs. That is the wrong end of the problem. On almost every workforce housing project we look at along the Wasatch Front, the units are the predictable part of the budget and the dirt is the unpredictable part. Two parcels a mile apart in Utah County can produce very different numbers for identical homes.

Walk the site and look for the things that move money: slope and how much cut and fill it implies, soil conditions, whether an excavator and a concrete truck can actually reach the build area, existing pavement that has to be cut and patched, drainage and where stormwater goes, easements, irrigation ditches, and mature trees. Add the access road, parking, lighting, and any pad or foundation work. If you are placing tiny homes rather than building on site, you still need level pads, anchoring or skirting, and a route wide enough to deliver each unit.

The honest planning move is to price the site work before you price anything else, because it is the line item most likely to surprise you. Everything downstream — schedule, financing draws, move-in date — hangs off it.

Utilities are the variable that decides the project

Power, water, sewer, and gas are where workforce housing projects either pencil or stall. The question is not just whether service exists nearby, it is whether the existing service has the capacity to add the load you are proposing, and who pays to upgrade it if it does not. A transformer that serves one shop building may not serve twelve dwellings. A sewer lateral sized for an office may need to be replaced, not tapped.

Budget for trenching distance, connection and impact fees set by the city or district, meter configuration, and the engineering required to show the utility what you are adding. If the parcel is rural or unincorporated, the conversation shifts to wells, septic capacity, and holding tanks — each with its own permitting path and its own timeline. Some of the same questions apply whether you are housing employees or an individual is siting a home; our guide to where a tiny home on wheels can legally be parked in Utah walks through how hookups and classification interact.

Utility scheduling is also a schedule risk, not only a cost. Connections happen on the provider's calendar, and that is one of the two things outside a builder's control.

Land you own versus land you lease

If your company already owns the ground — a corner of a yard, surplus acreage next to a plant, land held for future expansion — the housing improves an asset you keep. Detached units on foundations usually read as permanent improvements and are financed and depreciated accordingly. The tradeoff is that you are committing land you might want later for operations.

Leasing changes the math in both directions. You avoid buying land in a market where Utah dirt has not gotten cheaper, and you can often start faster. But your housing is only as stable as the lease term, and anything you spend on site work and utilities is spent on someone else's parcel. That pushes most leased-land projects toward units that can be relocated — tiny homes on a chassis, set on pads with detachable connections — and away from permanent foundations and deep trenching.

Whichever path you choose, read the lease for term length, renewal rights, who owns improvements at the end, and what happens if the parcel sells. If the land sits in a subdivision or a covenanted business park, also confirm there is no private association layered on top of the zoning — the way HOA rules can block a tiny home or ADU in Utah applies to employers too.

Permitting complexity and the number of units

Permitting cost scales with complexity, not square footage. One unit behind an existing building is a different review than eight units with a shared drive, shared parking, and stormwater management. Multi-unit projects can trigger site plan review, engineering review, fire access requirements, and sometimes a public hearing. Each city decides how it routes a project, and cities along the Wasatch Front do not handle these the same way.

Budget for design and engineering, application and review fees, and at least one round of revisions. Then budget time. A straightforward build — architecture, city permitting, construction — typically runs about four to six months, and the same phases apply at a larger scale; our breakdown of the ADU permit timeline in Utah County shows where the weeks actually go.

Unit count cuts both ways. More units spread site and utility costs across more doors, which is why the per-unit number usually improves as the project grows. But repetition is what creates the savings — five identical floor plans will always beat five custom ones. Decide early on one or two layouts and hold the line.

One more cost that gets left out: building for the climate you have. Insulation, sealing, glazing, and heating and cooling sized for Utah's swings cost a little more up front and show up every month in operating expense on units you are likely subsidizing. Our notes on how Utah's climate shapes a tiny home or ADU build cover the questions worth asking.

A checklist before you commit to a number

Before you take a budget to a board or a lender, work through this list for the specific address: confirm the zoning and what the city allows for multiple dwellings on that parcel; get a utility capacity answer in writing from each provider; price site work from a site walk, not from a map; confirm access for delivery and construction equipment; settle land ownership or lease terms; and decide the unit mix and how many plan types you will repeat.

Then add the lines people forget — parking and lighting, snow removal and winter access, trash service, landscaping and fencing, furnishings if the units are turnkey, ongoing maintenance, property management, and insurance. Workforce housing is an operating commitment, not just a construction project, and the recurring costs deserve as much attention as the build.

Finally, decide what success looks like. If the goal is retention during a hiring crunch, a smaller phase you can finish this year may beat a larger project that waits on land assembly. Phasing is a legitimate budget tool: build the utility backbone once, size it for the full count, and add units as the need proves out.

Frequently asked questions

What drives workforce housing costs the most?

Site preparation and utilities. The units themselves are relatively predictable, but grading, access roads, trenching distance, and connection capacity change dramatically from parcel to parcel. Permitting complexity is the next biggest variable, especially once a project involves multiple units, shared parking, and stormwater. Get a site walk and a utility capacity answer before you set any number.

Is it cheaper to build fewer, larger units or more small ones?

It depends on who is living there. More small units generally house more people per acre and spread site and utility costs across more doors. Larger units cost less per square foot but serve fewer employees. The bigger savings usually come from repetition — choosing one or two floor plans and building them over and over rather than customizing each unit.

Can an employer put housing on land it leases?

Often yes, and it is common. The key terms are lease length, renewal rights, who owns the improvements at the end, and what happens if the parcel sells. Leased land generally favors relocatable units on pads over permanent foundations, since site and utility spending stays with the property. Zoning still governs what may be occupied there, and the city decides.

How long does a workforce housing project take?

A straightforward build covering architecture, city permitting, and construction typically runs about four to six months. Larger multi-unit projects add site plan review, engineering, and sometimes a hearing, which extends the front end. The two phases outside a builder's control are city review and utility connection scheduling, so build slack into your move-in date rather than into the construction phase.

Do tiny homes or site-built ADUs make more sense for employee housing?

Tiny homes are built in a shop and delivered, which shortens on-site time and keeps them relocatable — useful on leased ground or temporary sites. Site-built units on foundations read as permanent dwellings, usually connect more conventionally to utilities, and add long-term value to land you own. The right answer depends on the parcel, the lease, and how long the housing needs to exist.

If you are weighing a site for employee housing, come walk the models in Lehi and we will talk through what your parcel would actually require. See our homes at mycocoonhomes.com.

Workforce housing cost factors employers should budget for

Wide view of RV park with multiple vehicles parked among tall trees at golden hour, showing organized sites and tree-lined pathways

A park model is a factory-built recreational park trailer, certified as an RV and designed for seasonal use in RV parks and resort communities. A tiny home on wheels is a house built on a trailer chassis, usually finished to residential standards and intended for full-time living. The physical units can look similar. The difference shows up in certification, where a city will let you park it, and how lenders and insurers classify it.

What a park model actually is

A park model — the industry calls it a recreational park trailer — is built and certified as a recreational vehicle. It arrives on its own wheels, is generally kept under about 400 square feet of floor area, and is designed to be towed to a site, leveled, skirted, and left there. Most have a residential-looking exterior, a full kitchen, and a real bathroom, and many sit in RV resorts and seasonal communities in southern Utah and near the lakes.

The certification is the key fact. Because a park model carries RV certification rather than a residential building approval, it is legally a vehicle in most jurisdictions, not a dwelling. Many park models are engineered and labeled for seasonal or recreational occupancy rather than year-round living, which matters a lot in a state where January in Utah County is a genuine test of an insulated envelope.

That label is not an insult to build quality. Plenty of park models are well made. It simply means the unit was reviewed against a recreational vehicle standard, and that standard asks different questions than a residential building code does about insulation, egress, and long-term occupancy.

What a tiny home on wheels is

A tiny home on wheels is a house framed on a steel trailer so it can be delivered by road. Ours are built in the shop in Lehi and towed to your site. The chassis keeps the unit movable and, in some cases, keeps it out of the permitting path that a foundation-built structure falls into — but it also caps the dimensions. Road-legal width without special permits is roughly eight and a half feet, and height and length are limited by bridges, turns, and your driveway.

The certification picture is messier than it is for park models, and you should ask about it directly. Some tiny homes on wheels are certified as recreational vehicles by a third party, which makes them easier to insure and to place in RV-zoned locations. Others are built to residential standards and inspected accordingly, which can help when a city is willing to treat the unit as a dwelling. A few are built to neither, and those are the hardest to finance, insure, or legally park.

There is also a third category worth naming so it does not confuse you: HUD-code manufactured homes. Those are a separate federal classification, built to a national housing standard and delivered on a removable chassis. They are not park models and not tiny homes on wheels, and cities that ban one may allow another.

Where each one can sit in Utah

This is the question that actually decides your project, and the honest answer is that the city decides. Along the Wasatch Front, a park model is usually welcome in an RV park or a licensed recreational community and rarely welcome in a residential backyard as a permanent second home. A tiny home on wheels lands in the same gray zone: some Utah cities allow a movable unit as an accessory dwelling, some allow it only on a permanent foundation, and some treat anything with a chassis as a vehicle that cannot be occupied.

Before you buy anything, call the planning department for the parcel in question and ask two things: does this zone allow a second dwelling unit, and does the unit have to be on a permanent foundation. Then ask your association the same questions, because zoning and covenants are separate approvals. Many recorded covenants specifically bar recreational vehicles and trailers from being stored in view, and a tiny home on a chassis can read as exactly that — our rundown of HOA restrictions Utah tiny home buyers run into covers the language to look for.

If what you really want is a permanent, permitted backyard unit with a certificate of occupancy, the wheels are usually the wrong tool. That is an ADU, built on a foundation by a local crew, and it follows a defined path — architecture, city review, construction, inspections. Our walkthrough of how long the ADU permit process takes in Utah County lays out that sequence honestly, including the parts that depend on the city's clock rather than ours.

What the difference means for financing and insurance

Lenders and insurers do not care what you call the unit. They care how it is classified. A park model is typically financed as an RV — shorter terms, different rates, and the loan is secured by a vehicle rather than by real estate. A tiny home on wheels with RV certification often follows the same path. A tiny home without any certification is the hardest case, because there is no standard box for an underwriter to put it in.

Insurance mirrors that logic. RV-certified units are usually covered under a recreational vehicle policy, which handles towing and collision but may limit coverage once the unit is parked long-term and occupied full-time. A foundation-built ADU, by contrast, generally gets added to your homeowners policy as a structure on the property. Ask any insurer the specific question — will this be covered while occupied year-round at a fixed address — before you assume the answer.

Appreciation works differently too. A movable unit depreciates more like a vehicle, while a permitted structure attached to your land becomes part of your real estate. That distinction drives the whole return calculation, which is why a permitted backyard unit shows up differently in appraisals than a trailer does — something worth weighing if you are looking at whether a backyard rental can offset its own cost.

How to choose between them

Start from how you will use it, not from the product category. If you want a seasonal place in a resort community, a park model is purpose-built for that and you should shop park models. If you want a full-time home you can move later — on family land, on acreage, or as a first step before a foundation build — a tiny home on wheels built to residential standards is the better fit, especially in a climate with real snow loads and forty-degree daily swings. If you want a permanent, rentable, permitted second dwelling behind your house, build an ADU.

The fastest way to sort this out is to stand inside the sizes. We keep model homes in Lehi you can walk through — a 30 footer plus 400 and 450 square foot homes — and touring them in sequence tells you more in twenty minutes than a week of floor plans will. Our checklist for touring model tiny homes is worth reading first so you know what to measure and what to ask.

Frequently asked questions

Can you live in a park model full time in Utah?

Sometimes, in a community licensed for it, but many park models are labeled for seasonal or recreational occupancy rather than year-round living. Whether full-time occupancy is allowed at a given site depends on that site's zoning and the city's rules, not on the unit itself. Ask the park operator and the local planning department directly before you plan on living there through a Utah winter.

Is a tiny home on wheels considered an RV?

It depends on how it was built and certified. Some tiny homes on wheels carry third-party RV certification, which makes them easier to insure and to place in RV-zoned locations. Others are built to residential standards instead. Many cities and HOAs will look at the chassis and treat the unit as a vehicle regardless of how it is finished, so ask the jurisdiction how they classify it.

Which is cheaper, a park model or a tiny home on wheels?

It depends more on the build than on the category. Size, insulation and window package, appliance level, finish quality, and mechanical systems drive cost in both. A tiny home built for year-round Utah use with a heavier envelope generally costs more than a comparable unit designed for seasonal use. Compare specifications side by side rather than comparing categories.

Can I put a park model in my backyard in Utah?

Usually not as a permanent dwelling. Park models are certified as recreational vehicles, and most residential zones along the Wasatch Front do not allow an RV to be occupied as a second home. Your city decides, and your HOA gets a separate vote. If you want a permitted backyard unit, a foundation-built ADU is the path that leads to a certificate of occupancy.

Can a tiny home on wheels be put on a foundation later?

Often yes. Some owners remove the axles and wheels and set the unit on a permanent foundation with skirting, which can change how a city and an insurer classify it. That conversion has to meet local requirements for foundations, utility connections, and inspections, so talk to the building department before you plan on it. Building a unit that could be converted later is easier than retrofitting one that was not.

If you are still weighing the options, come walk through the models in Lehi and see which size and setup actually fits your land and your life. See our homes at mycocoonhomes.com.

Tiny home on wheels vs park model: what's the difference?

Reddit is a good starting point, not a final answer. It's unmatched for honest owner experiences, layout regrets, off-grid tradeoffs, and questions builders rarely get asked in a showroom. Where it falls short is local specifics: zoning, HOA rules, permits, and pricing vary by city and by year, and most posts are from somewhere else. Use Reddit to build your question list, then verify locally.

What Reddit actually does well

The best thing on Reddit is the stuff nobody puts in a brochure. People post their floor plan a year after move-in and explain what they'd change. They photograph the ugly corner where the water heater ended up. They argue about loft ladders versus stairs, composting toilets versus a sewer connection, mini-splits versus resistance heat. That kind of lived detail is genuinely hard to get anywhere else, and it's free.

Subreddits like r/TinyHouses, r/ADU, r/Homebuilding, and the general Utah and Salt Lake City subs all carry these conversations. You'll find owners, a fair number of contractors and inspectors, and builders — including us — answering questions in threads. A builder who will answer a hard question in public, where other builders can see the answer, is usually worth a phone call.

Reddit is also a good place to figure out what you don't know yet. Read twenty threads and you'll start seeing the same five issues over and over: where the unit connects to utilities, how it handles winter, what the city said, what the neighbors said, and what the owner wishes they'd spent more on. That's a research checklist you didn't have to pay for.

Where Reddit gets Utah buyers in trouble

Almost every problem with Reddit as a research tool comes down to two words: it depends. Tiny home and ADU rules are local, and a confident answer from someone in Oregon, Texas, or rural Colorado can be flatly wrong on the Wasatch Front. Setbacks, height limits, parking requirements, whether a unit on wheels counts as a dwelling, owner-occupancy rules — the city decides, and neighboring cities in Utah County don't always decide the same way. Before you trust a comment about what's allowed, read how ADU rules and permitting work city by city in Utah County and then call the city yourself.

Dates matter just as much as geography. A thread from four years ago may describe an ordinance that's since been rewritten, material costs that no longer apply, or a permitting process that changed. Reddit surfaces old posts constantly, and the top comment is often the oldest one.

And Reddit almost never knows about your HOA. That's a private agreement recorded against your title, not something a stranger can look up — plenty of people have gotten a green light from their city and a hard no from their board. Our rundown of what HOA restrictions mean for a tiny home or ADU in Utah covers the questions to ask before you get attached to a plan.

Finally, watch the sample. People post when something goes badly wrong or spectacularly right. The thousands of ordinary builds that went fine and are still going fine don't generate threads.

How to read a thread like a builder

Start by checking three things on any useful comment: where the person is, when they posted, and whether they built on wheels or on a foundation. Those three facts determine whether their experience transfers to your lot at all. A tiny home on a chassis and an ADU on a site foundation face different rules, different inspections, and different insulation constraints, even when they're the same square footage.

Weigh specifics over opinions. A comment that says "our builder used continuous exterior insulation and our January bills were X lower than the old apartment" tells you something. A comment that says "tiny homes are a scam" tells you about one person's bad year. Look for photos, inspection details, permit numbers, and people who answer follow-up questions.

Be skeptical of very smooth threads. Marketing shows up on Reddit like it shows up everywhere else. A brand-new account with a glowing story and no willingness to name the city is worth about what you paid for it.

Then translate what you learned into questions. Climate threads are a good example — Reddit will tell you that small buildings swing hot and cold fast, but what you do with that is ask a local builder specific questions about how Utah's snow loads, dry air, and temperature swings shape the build.

Use Reddit to prepare, then go stand in one

The honest limit of online research is that you can't feel square footage on a screen. People read a hundred threads about whether 400 square feet is livable and still can't answer it, because the answer is in your body — how wide the walkway is, whether you can pass someone in the kitchen, whether the bathroom turns around.

So use Reddit for the part it's good at: vocabulary, tradeoffs, red flags, and a list of questions. Then walk through real homes. We keep models in Lehi you can tour — a 30 footer plus 400 and 450 square foot homes — and our guide on what to look for on a model tiny home tour is essentially a Reddit thread's worth of good advice organized into a checklist you can carry with you.

One more thing worth knowing while you research: a full project here runs roughly four to six months, covering architecture, city permitting, and construction. Tiny homes are built in our shop and delivered; ADUs are built on site by a local crew. Knowing that timeline makes the Reddit horror stories easier to read — you'll spot quickly whether someone's two-year saga was a build problem, a permit problem, or a financing problem.

Frequently asked questions

What are the best subreddits for tiny home research?

r/TinyHouses is the biggest general community, r/ADU is better if you're building a backyard unit on a foundation, and r/Homebuilding is useful for construction detail questions. For anything about rules, permits, or local builders, a state or city subreddit — like the Utah or Salt Lake City subs — will get you closer to answers that apply to your lot.

Can I trust cost estimates people post on Reddit?

Treat them as rough context, not a quote. Posted numbers rarely say what year the build happened, what was included, whether land, utilities, permits, and site work were counted, or what finish level was used. Costs also vary a lot by region and by site conditions. Use Reddit to learn which factors drive cost — size, foundation, utility runs, finishes, site access — then get a local number.

Do builders actually answer questions on Reddit?

Yes, plenty do, and it's one of the better signals you'll find. A builder answering technical questions in public, where other contractors can push back, is usually confident in the work. We participate in those conversations too. Just check whether the builder works in your area — good advice from another state still may not match your city's requirements.

Is Reddit better than YouTube for tiny home research?

They do different jobs. YouTube is better for seeing construction sequences and layouts in motion. Reddit is better for candid tradeoffs and follow-up questions, because you can ask the poster something and get an answer. YouTube also skews toward sponsored tours of beautiful homes; Reddit will tell you what broke in year two.

What should I verify locally after researching online?

Zoning and whether your parcel allows an accessory unit, setbacks and height limits, parking requirements, utility connection rules, any HOA covenants recorded against your title, and the current permit process in your specific city. These are the items that vary most and that the internet gets wrong most often. Call the city, read your CC and Rs, and talk to a builder who works in your area.

If your research has reached the point where you want to stand inside one, come walk through the models in Lehi and bring every question Reddit gave you. See our homes at mycocoonhomes.com.

Is Reddit a good place to research tiny homes?

An ADU works well for multigenerational living when everyone wants closeness without sharing a front door. The trade-offs are real: privacy depends on entrance placement, window lines, and sound separation; utilities are usually shared and split informally rather than separately metered; and attached units cost less to connect while detached units feel more independent. Utah families typically decide based on who is moving in, for how long, and what the lot allows.

What multigenerational living with an ADU actually looks like

Along the Wasatch Front, the family moving in is usually one of three groups. A parent or in-law in their seventies or eighties who no longer wants stairs and yard work but does not want assisted living either. An adult child — newly married, back from school, or saving for a down payment in a market that keeps moving away from them. Or, less often, the homeowners themselves, who build the small unit and hand the big house to the next generation.

Each of those situations pulls the design in a different direction. A parent needs a step-free entry, a curbless or low-threshold shower, wide doorways, and a bedroom on the main level — decisions that are cheap to make on paper and expensive to retrofit. An adult child needs storage, a workable kitchen, and a door they can come and go from at 11 p.m. without crossing the main house. Someone downsizing into their own backyard needs closet space, because they are bringing a whole life with them.

The honest reason this works is that it solves two problems with one building. The grandparents are twenty steps away instead of twenty minutes. And for a lot of Utah families, the unit never gets rented to a stranger — the savings show up as rent nobody is paying somewhere else, which is a different calculation than whether an ADU can pay for itself as a rental.

Attached or detached: how families usually decide

An attached ADU — a converted basement, a garage conversion, or an addition with its own entrance — shares a wall and usually shares utility connections. That makes it less expensive to build and to hook up, and it keeps everyone under one roof in weather, which matters in January when someone is carrying groceries or checking on a parent at night.

A detached unit in the backyard sits on its own footprint with its own door, its own yard, and its own quiet. Families choose it when the arrangement is meant to last years rather than months, when the person moving in values independence, or when the main house simply has no space to give up. It costs more, because it needs a foundation, its own trenching, and its own roof — but it also reads as a separate home to a future buyer.

The practical tiebreaker is often the lot, not the preference. Setbacks, lot coverage limits, height limits, and whether the city wants an extra parking stall can all shrink the buildable area to the point where detached stops penciling. Rules differ city by city, so it is worth reading how ADU rules work across Utah County cities before anyone falls in love with a floor plan. And if your neighborhood has an association, check what your HOA allows before you draw anything — a city yes and an HOA no is a common and frustrating combination.

Designing for privacy when the people are family

Privacy between family members is a design problem, not a personality problem. The single most important decision is where the second entrance goes. A door on the opposite side of the house from the main entry, or one reached by its own short path, lets both households come and go without narrating their schedules to each other. A door two feet from the back slider does not.

Window placement is the second. Walk the site and look at what each window will see. A kitchen window staring into a bedroom window ten feet away is something you notice every single day. Offsetting them, or shifting one to a side wall, costs nothing at the drawing stage.

Sound matters most with attached units. Insulated shared walls and floors, isolating the mechanical equipment, and not stacking a bathroom directly over a bedroom go a long way. And think about outdoor space — a small patio, a bench, a strip of yard that clearly belongs to the unit gives the person inside somewhere to be that is not the family's main patio. On a detached build, a bit of fencing or landscaping between the two doors does more for daily comfort than most interior upgrades.

Utilities, metering, and the money conversation

Most backyard units in Utah share the main home's water, sewer, and sometimes electrical service, with the ADU sub-fed from the existing panel. Whether that is allowed, and whether your existing service has capacity, is something the city and the utility provider decide based on your specific address. Separate meters are sometimes possible and sometimes required, and they add cost and coordination either way.

For family arrangements, most people skip separate metering and agree on a flat monthly contribution instead. That is simpler, but it only works if you say the number out loud before construction starts. Write down who pays for utilities, who handles yard care and snow, whether there is rent, what happens if the person's health changes, and what happens if the family needs to sell. These are uncomfortable ten-minute conversations that prevent uncomfortable ten-year ones.

One more thing that surprises people: everything from your heating system to your window package shows up in the monthly bill, especially in a small, well-sealed envelope. If a parent on a fixed income is covering utilities, insulation and mechanical choices are part of the affordability conversation, not just the comfort one.

What the process looks like in Utah

A backyard ADU runs about four to six months from kickoff to move-in on a straightforward lot, covering architecture, city permitting, and construction. Two of those phases depend on parties outside anyone's control — the city's review queue and the utility connection schedule — so build a cushion into whatever family timeline you are planning around. If someone is selling a house or leaving a lease, do not have them move out on the earliest possible date. Our walkthrough of the ADU permit timeline in Utah County lays out the sequence in order.

Tiny homes on wheels are a different path. We build those in the shop and deliver them, which is faster and avoids foundation work, but how a city treats a wheeled dwelling as a permanent residence varies a lot — that is the city's call, and it is the first question to ask, not the last.

The best way to figure out which size actually works for a parent or an adult child is to stand inside one. We keep model homes in Lehi — a 30 footer plus 400 and 450 square foot homes — and bringing the family member who will actually live there changes the conversation fast. They will notice the bathroom turning radius and the bed clearance before you do.

Frequently asked questions

Can I build an ADU in Utah for my parents to live in?

In many Utah cities, yes — accessory dwelling units are increasingly allowed, and housing a family member is one of the most common reasons people build one. But zoning is set city by city, and your lot size, setbacks, parking, and utility capacity all factor in. Some ordinances also include owner occupancy requirements, which a family arrangement usually satisfies naturally. Bring your address to your city planning counter for a real answer on your specific parcel.

Is an attached or detached ADU better for multigenerational living?

Neither is universally better. Attached units — basement or garage conversions, or additions — cost less to build and connect, and keep everyone under one roof in bad weather. Detached units offer more privacy, more independence, and often more resale value, but need their own foundation, trenching, and roof. Families with a long-term arrangement and room in the backyard tend toward detached; families with an unused basement and a shorter horizon tend toward attached.

Do ADUs need separate utility meters in Utah?

It depends on the city and the utility provider. Many backyard units share the main home's water and sewer connection and are sub-fed from the existing electrical panel, provided the service has capacity. Other cities or providers require separate connections or meters, which adds cost. For family situations, most people share the service and agree on a flat monthly contribution rather than metering separately. Confirm the requirement before design, because it affects both the site plan and the budget.

How long does it take to build an ADU for family in Utah County?

Plan on roughly four to six months from kickoff to move-in on a straightforward lot. That window includes architecture, city permitting, and construction with inspections. The city's review runs on the city's clock, and utility connection scheduling is the other common delay. If a family member is timing a move around it, give them a cushion rather than planning on the earliest date.

Does an ADU add value to a Utah home?

Generally yes, when it is permitted. A legal accessory unit adds usable square footage plus a second kitchen and bath, which appraisers can account for. Along the Wasatch Front there are now enough backyard units for comparable sales to exist, though it varies neighborhood by neighborhood. An unpermitted conversion is a different story — it can complicate a sale rather than help it.

If you are weighing this for your own family, come walk the model homes in Lehi with the person who would actually live there — it is the fastest way to know what fits. See our homes at mycocoonhomes.com.
