The State-Level Picture
Nevada passed Senate Bill 150 (SB150), which requires cities with populations over 150,000 to update their zoning laws to accommodate tiny homes. The deadline for compliance was January 1, 2024. This was a big deal — it meant cities like Las Vegas and Reno had to create a legal path for tiny homes.

Las Vegas Specifically
Las Vegas has been working to comply with SB150. Tiny homes are permitted in zoning districts where ADUs are allowed, subject to the standards defined in the city's Title 19 code. In practice, this means: If you have a properly zoned residential property, you can apply for a special use permit to build a tiny home as an ADU (casita). Stand-alone tiny homes may also be permitted as single-family residential units in certain zones or within tiny house parks.
Clark County (which includes Las Vegas) has strict construction codes. Any structure over 200 sq ft requires a building permit. And notably, if a unit contains a kitchen or cooking facility, it cannot be classified as an accessory dwelling unit under Clark County rules — which can complicate things for full-size tiny homes.
Important Considerations
Foundation vs. wheels. If your tiny home is on a permanent foundation and connected to utilities, it's treated as a "real" home in most Nevada jurisdictions.
Water rights. Nevada has strict water laws. The law now allows rooftop rainwater collection for non-potable use from single-family residences — but there are still restrictions.
County-by-county variation. Washoe County (Reno), Clark County (Las Vegas), and rural counties all have different rules. Always check with the specific county or city planning department before buying land.
