In Utah, most tiny homes on wheels are parked in one of four places: an RV park or campground, leased private land, a tiny home or RV community, or family property. What is allowed depends on how the city classifies the home, what the zoning permits on that parcel, whether legal water, sewer and power hookups exist, and what any HOA covenants say. The city, not the builder, decides.

How your home gets classified matters more than its size

The first question any planner asks is not how big the home is. It is what the home legally is. A tiny home built on a chassis is usually treated as a recreational vehicle, a park model, or a manufactured or modular structure, depending on how it was built and certified. That single classification decides which zones will take it, whether anyone can live in it full time, and whether it is inspected as a vehicle or as a dwelling.

Utah cities each write their own rules here, and they do not match. One city may allow long-term occupancy of a recreational vehicle only inside a licensed park. The next city over may have no clear category for it at all, which in practice usually means a conversation at the planning counter rather than a quick yes. Rural and unincorporated land in Utah County follows county zoning instead of a city ordinance, and the answers there can be very different.

The practical takeaway: before you fall in love with a parcel, call the planning department for that exact address and ask two questions. Does this zone allow a home on a chassis to be occupied, and for how long? Nobody can promise the answer in advance, because it belongs to the jurisdiction.

RV parks and campgrounds

This is the most common landing spot, and the easiest to set up. Utah has RV parks along the Wasatch Front and throughout the state, and many accept park models and tiny homes that meet their length, age, and appearance standards. Hookups are already there — power pedestal, water, sewer, often trash and wifi — which removes the hardest part of the problem.

The tradeoffs are real. Many parks cap how long anyone can stay, either by policy or because the city licenses them as short-term campgrounds. Rates are monthly and go up. You do not own the ground, so your housing is only as stable as the lease. Ask directly whether they take tiny homes rather than only RVs, whether they allow year-round residency, what the age and length limits are, and how winter is handled — heat tape, water line depth, and snow removal all matter here in a way they do not in Arizona.

Private land leases and family property

Plenty of Utah tiny homes sit on someone's acreage — a leased corner of a farm property, a spot behind a friend's shop, or a parent's back lot. This is the most flexible option and the one with the most homework attached.

On private land you become responsible for the utilities. Power means either a proper service from the utility or a solar and battery setup. Water means a well, a metered tap, or hauled water. Waste means a permitted septic connection, a holding tank with scheduled pumping, or a sewer lateral. Septic systems in particular are permitted by health department review, and adding a dwelling to an existing system is not automatic. Access matters too: we deliver finished homes on a trailer, so the route in needs width, turning room, and ground that holds weight in March.

Family property is where most Utah homeowners start, because the land is already in the family and the arrangement is personal. Put it in writing anyway — who pays for the utility work, what happens if the property sells, who is responsible if the city asks questions. And if the property sits in a subdivision, check the covenants before anything is ordered. Associations are a separate authority from the city, and HOA restrictions on wheeled and temporary structures stop more of these projects than zoning does.

Tiny home communities and planned parks

Purpose-built tiny home communities exist in Utah, though there are far fewer of them than demand would suggest, and they come and go as land values shift. Some are structured like an upscale RV park with long-term leases. Others sell or lease individual pads with shared amenities. When one is properly zoned and permitted, it solves the classification problem for you, because the whole development was approved for this use.

Expect waitlists, community rules about exterior appearance and vehicles, and monthly lot rent that behaves a lot like rent anywhere else. It is worth calling a few directly and asking about pad size, hookup type, and whether they allow homes they did not build or sell.

Why some Utah owners choose an ADU instead

A fair number of people who start out asking where to park a tiny home on wheels end up building a permanent accessory dwelling unit in a backyard instead. The reason is stability. A permitted ADU on a foundation is real property with a certificate of occupancy, it connects to city utilities, it can be financed and appraised, and no one can ask it to move. The cost of that stability is permitting, a foundation, and a four to six month timeline covering architecture, city review, and construction.

If the land is yours and the zoning cooperates, that path is often simpler than it looks. Our overview of how ADU rules work city by city in Utah County covers the zoning questions that decide it. If the land is not yours, or you want the option to move later, wheels still make sense — you are just trading permanence for mobility, and you should price the hookups honestly before you commit.

Either way, standing inside the homes helps. When you come through our models in Lehi, bring your parking situation with you; our checklist for touring model tiny homes includes the hookup and mechanical questions that turn out to matter most once you know where the home is going.

Frequently asked questions

Can you live in a tiny home on wheels full time in Utah?

In many places, yes, but it depends on the jurisdiction. Licensed RV parks and tiny home communities are the most straightforward. On private land, the city or county decides whether a chassis-mounted home can be occupied long term, and some ordinances limit it to a set number of days or require a permanent foundation. Always confirm with the planning department for that specific address before you buy land or place a home.

Do I need a permit to park a tiny home on my own property in Utah?

Usually something is required, even if it is not a building permit. Utility connections, septic work, and electrical service almost always need permits and inspections. Occupancy itself may require zoning approval or a temporary use permit. Rules vary by city and by whether the land is incorporated or in an unincorporated county pocket, so ask locally rather than assuming your own land means no oversight.

What hookups does a tiny home on wheels need?

Power, water, and waste. Power is typically a 30 or 50 amp RV-style service or a permanent subpanel. Water is a pressurized line, ideally freeze-protected for Utah winters with heat tape and insulation. Waste goes to a sewer lateral, a permitted septic system, or a holding tank that gets pumped. Propane may be involved for heat, cooking, or hot water depending on how the home is built.

Will an HOA let me park a tiny home in my driveway or backyard?

Often not. Many Utah subdivision covenants prohibit storing recreational vehicles, trailers, or temporary structures in view, and occupying one is usually a separate violation. Some boards will consider a unit on a foundation with skirting. Read your recorded CC and Rs first, then ask the architectural committee in writing. An HOA can say no even when your city says yes.

Is it cheaper to park a tiny home or build an ADU?

Parking a tiny home usually costs less up front, especially in an RV park where hookups already exist. On raw land, though, utility work — a well, septic, or trenched power — can close that gap quickly. An ADU costs more to start because of permitting and a foundation, but it becomes part of your real estate and can be financed and appraised. The right answer depends on whether you own the land.

If you are weighing land options, come walk through the models in Lehi and tell us where you are thinking of putting one — we will talk through hookups and zoning honestly before anything gets built. See our homes at mycocoonhomes.com.

Where to park a tiny home on wheels in Utah

Modern residential structure with dark paneling situated in snow-covered northern landscape during golden hour

Building a tiny home in Utah's climate means designing for extremes: cold winters, hot dry summers, big day-to-night temperature swings, mountain snow loads, and intense high-altitude sun. Those conditions push toward a thicker, tighter insulated envelope, a roof and overhang design that sheds snow safely, better glazing, and heating and cooling sized for the peaks rather than the averages. Ask your builder how each choice handles both January and July.

What the high desert actually does to a small building

Utah is not one climate, but most of the Wasatch Front shares the same personality: dry air, long cold snaps in winter, stretches of triple-digit heat in July, and a daily temperature swing that can move 30 or 40 degrees between an afternoon and the next morning. Add elevation, and the sun hits harder than it does at sea level. Snow totals vary enormously depending on whether you are in a valley neighborhood in Lehi or up a canyon bench.

A small building feels all of this more than a big one. A 400 square foot home has a lot of exterior surface relative to the air inside it, so heat leaves and enters quickly. The upside is that the fixes are cheap in absolute terms — there is not much wall to insulate or much air to condition. Getting the envelope right on a compact home is one of the highest-return decisions in the whole project.

The other Utah factor is dryness. Low humidity is friendly to buildings in some ways — less rot pressure, fewer mold problems — but it is hard on wood trim, decking, sealants, and anything exposed to sun. It also means summer nights cool off, which a well-designed home can use to its advantage.

Insulation, air sealing, and windows

The two questions worth asking every builder are how much insulation goes in the walls, floor, and roof, and how carefully the building is sealed. In Utah's swings, air leakage matters as much as R-value. Gaps around outlets, rim joists, plumbing penetrations, and the door frame quietly move more heat than a thin patch of insulation does.

On a tiny home, wall depth is constrained by road width, so builders use denser insulation and continuous exterior insulation to break thermal bridges through the framing. An ADU built on a site foundation has fewer constraints — you can frame deeper walls and insulate the floor system or slab edge properly. Ask specifically about the floor, because on both product types that is where cold gets overlooked.

Windows deserve their own conversation. Glass is where a small envelope wins or loses. Ask about the number of panes, the coatings, and how the units are oriented. South-facing glass with a decent overhang collects free winter heat and stays shaded in summer. Unshaded west glass will cook a small room on an August afternoon. If you are already planning tours, this is a good thing to raise in person — our checklist for touring model tiny homes in Lehi covers what to look at beyond the finishes.

Rooflines, snow, and sun

Snow load is an engineering input, not a style preference. Design snow loads in Utah vary by city and by elevation, and the local building department sets the figure your plans have to meet. A roof designed for a valley lot is not automatically adequate three hundred feet higher on a bench. Ask your builder what load the structure is engineered for and who stamped it.

Then ask where the snow goes when it slides. On a backyard ADU, a steep roof plane that dumps onto a walkway, a gate, a gas meter, or your neighbor's fence creates a real problem every February. The fix is usually simple — reorient the slope, add a gutter and a heat cable, or add snow retention — but it is a lot easier decided on paper than after the first storm.

Overhangs do double duty here. They keep summer sun off glass and siding, and they keep snowmelt and roof runoff away from the foundation and the wall base. Deep eaves are not always possible on a tiny home that has to stay within legal travel width, which is one of the practical differences between a shop-built home on wheels and an ADU our crew frames on your lot.

Sizing heating and cooling for the extremes

Mini-split heat pumps have become the default in small Utah homes for good reason: they heat and cool from one system, they modulate instead of blasting on and off, and cold-climate models keep working well below freezing. The question to ask is what the system is rated to do at your design temperature, and whether there is a backup heat source for the coldest few days of the year.

Oversizing is the common mistake. A unit that is too big satisfies the thermostat in minutes, shuts off, and leaves the room with uneven temperatures and stale air. In a tight, well-insulated small home, you need less capacity than people expect — which is exactly why insulation decisions come first and equipment sizing comes second.

Because a tight envelope does not breathe on its own, ask how fresh air gets in. Some form of mechanical ventilation, plus honest bath and kitchen exhaust, keeps indoor air healthy and moisture from cooking and showering out of the walls.

Where climate meets permitting and site work

Snow loads, frost depth for footings, and energy code requirements all show up in plan review, so these decisions get made during design rather than improvised in the field. That work is part of the four to six month window that covers architecture, city permitting, and construction — see how the ADU permit timeline in Utah County sequences it.

Seasons affect scheduling too. Foundation and excavation work is easier in shoulder seasons than in frozen January ground, though crews work through Utah winters routinely with the right precautions. A tiny home built in our Lehi shop sidesteps most weather delays during construction, since the work happens indoors and only delivery and hookup depend on the weather.

Finally, some climate-driven choices intersect with what your city and neighborhood allow — roof pitch, roofing material, and exterior color are commonly regulated. If you are early in the process, read up on how ADU rules work city by city in Utah County before drawings get far.

Frequently asked questions

Can a tiny home on wheels handle a Utah winter?

Yes, when it is built for it. A tiny home designed for Utah needs a well-insulated and sealed floor, walls, and roof, good windows, protected and insulated water lines, and a heat source rated for cold temperatures. Homes built for mild climates often fall short on floor insulation and plumbing protection. Ask what the home is engineered and insulated for, not just how it looks.

What snow load should my ADU roof be designed for in Utah?

That depends on your address and elevation, and your city's building department sets the required design load. Valley lots and bench or canyon lots can carry very different numbers. Your engineer designs the structure to whatever figure applies, and plan review checks it. Ask your builder to confirm the load used before drawings are finalized.

Do I need air conditioning in a small Utah home?

Most people want it. Utah summers routinely run hot and sunny, and a small building with lots of glass heats up quickly. A single mini-split heat pump typically handles both heating and cooling in a tiny home or small ADU, which is why it is the common choice here.

Does Utah's dry climate affect exterior materials?

It does. Intense high-altitude UV fades paint and stain faster, dries out sealants, and is hard on unprotected wood and composite decking. Metal roofing, quality siding, and UV-stable finishes hold up better. Plan on periodic resealing of exposed wood and check south and west exposures first, since they take the most sun.

Is it better to build in summer or winter in Utah?

Both work. Site work like excavation and concrete is simpler in warmer months, but crews build through Utah winters with standard cold-weather practices. Shop-built tiny homes are largely weather-independent during construction. Permit queues also shift by season, so the whole schedule matters more than the start month.

If you want to see how these choices feel in a finished home, come walk through our models in Lehi and we will talk through what makes sense for your lot. How Utah's climate shapes your tiny home or ADU build

Plan on roughly four to six months from kickoff to move-in for an ADU in Utah County. That window covers architecture, city permitting, and construction. Design and a complete submittal come first, then the city's review, which runs on the city's clock. Construction and inspections follow, and you get keys after the certificate of occupancy. Revision rounds and utility connection scheduling are what usually stretch the schedule.

The phases, in the order they actually happen

Every backyard unit we build in Utah County moves through the same sequence, whether it lands in Lehi, American Fork, Pleasant Grove or an unincorporated pocket. First comes design: a site plan showing where the unit sits, floor plans, elevations, and the structural and mechanical details a plan reviewer needs. Then the permit application goes in. The city reviews it, usually across several departments — building, planning, engineering, sometimes fire and the water department. Comments come back, drawings get revised, and the permit issues.

From there the work is physical. Excavation and foundation, utility trenching and connections, framing, rough-in inspections for plumbing, electrical and mechanical, insulation, drywall, finishes, and a final inspection. When the city signs the final, it issues a certificate of occupancy, and that piece of paper is what legally turns the building into a home someone can live in.

The full sequence — architecture, permitting, construction — typically runs about four to six months on a straightforward lot. That number is not a promise, because two of those phases depend on parties outside our control: the city and the utility providers.

Design and pre-application: where you save the most time

The cheapest weeks to save are the ones before you ever submit. That means confirming what your zone allows, how big the unit can be, where the setbacks land, and whether the city wants an extra parking stall before anyone draws a floor plan you love. Rules differ street by street, which is why it is worth reading up on how ADU rules work city by city in Utah County early rather than after drawings exist.

This is also when we walk the property. Where does the sewer lateral run, and how deep? Can a concrete truck and an excavator get to the build area, or does everything come through a four-foot gate? Is there an irrigation ditch, an easement, or a big tree in the way? Those answers shape both the drawings and the budget, and they are the same factors that drive what an ADU actually costs to build in Utah.

Financing belongs in this phase too. Draw schedules and lender inspections take time to set up, and it is much easier to line those up while drawings are being finished than to pause a permitted project waiting on funding.

Permit submittal and city review: the part you do not control

Once the application is in, the clock belongs to the city. Review windows vary by jurisdiction and by season — spring and early summer submittals tend to sit in a longer queue than a set of drawings dropped in November. Some Utah County cities review a small residential ADU quickly; others route it through more departments. Nobody outside the counter can tell you exactly how long yours will take, and no builder can tell you what a city will approve.

What you can control is how many rounds it takes. A complete, coordinated submittal — site plan matching the structural drawings, utility plan matching the site plan, energy code documents included, fees paid — often clears in one or two rounds of comments. An incomplete one restarts the wait every time it goes back. That is the single biggest swing factor in the ADU permit timeline in Utah County: not the city's speed, but how many times you go around with them.

Plan for at least one round of comments. It is normal. Reviewers ask questions, we answer them, drawings get stamped, and the permit issues.

Construction, inspections, and getting the keys

Construction on a site-built ADU is handled by our local Utah crew, and it follows a rhythm set by inspections. You cannot cover a wall until rough-in passes. You cannot pour until the footing inspection clears. Scheduling those inspections is generally quick along the Wasatch Front, but a failed inspection costs days, not hours, because it means correcting work and getting back on the schedule.

Utility connections are the other common holdup. Water and sewer taps, a power meter set, and gas service each depend on someone else's calendar. We schedule those as early as the permit allows, because a finished home waiting on a meter is the most frustrating kind of delay there is. Winter matters too — concrete and excavation in a Utah January need extra measures, and weather can push a week here or there.

After the final inspection and the certificate of occupancy, the unit is legally habitable. If you plan to rent it, that document is also what makes the unit a permitted rental in the eyes of your city and, later, an appraiser — which matters if you are counting on rental income from an ADU in Utah to offset the loan.

What compresses the schedule and what stretches it

Things that pull the timeline in: a flat lot with good access, a short utility run, a complete first submittal, a floor plan you are not still redesigning, financing already in place, and a decision made early on finishes so nothing is on backorder at the end.

Things that push it out: revision rounds, a lot on a slope or with unknown soil, a long sewer trench or a required pump, HOA review layered on top of city review, panel upgrades that need utility coordination, and changes made after the permit is issued. A mid-build change is not just the cost of the change — it can mean a revised drawing going back to the same reviewer.

One more option worth knowing about: a tiny home built in our Lehi shop skips most of the site-work risk, because the home is under construction indoors while the pad and utility stubs are being prepared. The permitting path is different, and it is not right for every property, but it can be a shorter route to someone actually living on your land.

Frequently asked questions

How long does it take to get an ADU permit in Utah County?

It depends on your city and how complete your submittal is. Each city sets its own review window, and there is no single county-wide answer. A coordinated set of drawings often clears in one or two rounds of comments; an incomplete set restarts the wait each time. Budget for review as a real phase in your schedule, not a formality, and submit in a slower season if you have the flexibility.

What is the total time from first meeting to move-in?

About four to six months is typical for a straightforward Utah County lot, covering architecture, city permitting, and construction. Lots with steep grade, poor access, long utility runs, or extra review layers like an HOA run longer. Design changes made after the permit is issued are the most common self-inflicted delay.

Can I start building while the permit is under review?

No. Work that requires a permit has to wait until the permit is issued, and building early risks correction notices and rework. What you can do during review is finalize finish selections, confirm financing and draw schedules, clear the build area of sheds or landscaping, and line up utility coordination so those calls are already in motion the day the permit lands.

What is a certificate of occupancy and when do I get it?

It is the document the city issues after the final inspection passes, confirming the unit is legally habitable. You get it at the very end, after all rough-in and final inspections clear and utilities are connected and live. Until it is issued, nobody should move in — and if you plan to rent, it is the paperwork that makes the unit a permitted dwelling.

Does a tiny home on wheels take less time than a site-built ADU?

Often, yes, because the home is built in our Lehi shop while site prep happens in parallel, and there is far less excavation risk. The approval path is different — cities treat a movable unit differently than a permanent ADU, and the city decides what is allowed on your parcel. It is worth comparing both before you commit to one.

If you are weighing an ADU or a tiny home for your property, come walk the model homes in Lehi and we will talk through what your lot and your city would likely require. See our homes at mycocoonhomes.com.

ADU permit timeline in Utah County: from permit to move-in

Aerial view of newly constructed residential community with homes arranged along tree-lined streets at golden hour.

An HOA can block a tiny home or ADU even when your city allows it. HOAs are private associations enforcing recorded CC and Rs, not zoning. Common restrictions include bans on wheeled or temporary structures, appearance and roofing standards, minimum square footage, limits on second kitchens, parking rules, and rental or occupancy caps. Read your CC and Rs, then ask the board in writing before you buy or build.

Your HOA and your city are two separate approvals

This trips up almost everyone. City zoning tells you what the government will permit on your parcel — lot size, setbacks, height, parking, utility connections. Your HOA is a private association, and its authority comes from covenants, conditions and restrictions recorded against your title when the subdivision was platted. You agreed to them when you bought the house.

The practical result is that you need a yes from both, and a yes from one means nothing to the other. Lehi can issue you a permit for a backyard unit while your association's architectural committee says no. The city will not intervene on your behalf, and the association is not obligated to match the ordinance. If the HOA is more restrictive than the city, the HOA is what you live with.

If you are still working out what your city allows, start with our plain-language look at how ADU rules work across Utah County cities — then run the same project past your association. Neighborhoods built in the last twenty-five years along the Wasatch Front almost always have an HOA. Older established blocks in Provo, Orem, or central Lehi often do not, though some carry old subdivision covenants that still technically apply.

The restrictions Utah buyers actually run into

Wheels are the first one. Many CC and Rs prohibit recreational vehicles, trailers, or mobile structures from being stored in view, let alone occupied. A tiny home on a chassis can read as an RV to an association even when it is finished like a house. Some boards will consider a unit if the wheels and axles come off and it sits on a permanent foundation with skirting. Others will not budge, because the objection is to the idea of a second dwelling rather than to the trailer.

Appearance standards are the second. Architectural committees commonly require that any new structure match the main house in roof pitch, roofing material, siding type, and color. They may set rules about window placement facing neighbors, exterior lighting, and whether the unit is visible from the street. None of this makes a project impossible — it makes it a design conversation you should have before drawings are final.

Then there are the quieter ones. Minimum square footage requirements written to keep out small houses can exclude a 400 square foot unit outright. Bans on second kitchens or second gas and water meters. Caps on the number of structures or on total lot coverage. Parking rules limiting vehicles per home or prohibiting street parking, which matters a great deal once a tenant moves in. And rental restrictions: a cap on the percentage of homes in the community that may be leased, minimum lease terms, a ban on short-term rentals, or a requirement that the owner live on site. If your plan depends on rental income from an ADU, those rental clauses deserve as much attention as the zoning.

Questions to bring to the board before you spend anything

Ask for the current CC and Rs, the design or architectural guidelines, and any amendments — all of them, not just the welcome packet. Documents get amended over the years and the version you received at closing may be stale. Then put specific questions in writing to the board or management company and ask for written answers. Verbal encouragement from a neighbor on the board is not approval.

Worth asking, in this order: Do the covenants permit a second dwelling unit, accessory dwelling, or guest house on a lot? Is there a minimum square footage for a habitable structure? Are wheeled or movable structures prohibited, and would removing the wheels and setting the unit on a foundation change the answer? What is the architectural review process, who sits on the committee, how long does review take, and is there a fee? What materials, colors, roof pitch, and height will be required? Are there rules on rentals, lease length, occupancy, or owner residency? Are there setback or lot coverage limits stricter than the city's? And has any similar project in this community been approved or denied before?

That last question is the most useful one you can ask. Precedent tells you more about how a board actually behaves than the written text does. Ask to see the meeting minutes if the answer is vague.

What to do when the answer is no — or unclear

Sometimes the covenants are genuinely silent, which is common in older subdivisions written long before accessory units were a normal request. Silence is not permission, but it is an opening. Boards can amend covenants, usually by a vote of the membership at a threshold spelled out in the documents. That is slow work and it is not a one-meeting project, but it happens, particularly as more Utah families look for somewhere to put aging parents.

If the answer is a firm no, you still have options. A tiny home built in our Lehi shop can go on a different piece of property — family acreage, a lot outside an association, or land in an unincorporated area where county zoning applies. Flexibility is the whole point of a home on a chassis. Buyers weighing that route often start with how the money works, and our overview of how Utah buyers finance a tiny home or ADU covers the difference between borrowing against a foundation-set unit and one on wheels.

One more thing on timing. A build with us runs roughly four to six months through architecture, city permitting, and construction. HOA architectural review should happen at the front of that window, alongside the design work — not after plans are stamped. Sorting it early costs you a couple of phone calls. Sorting it late costs you a redesign.

Frequently asked questions

Can an HOA stop me from building an ADU in Utah?

Yes. An HOA enforces private covenants recorded against your property, and those can be stricter than city zoning. If the CC and Rs prohibit second dwellings, limit structures, or set a minimum square footage, the association can deny the project even with a city permit in hand. Read the covenants first, then ask the board in writing.

Do HOA rules apply to a tiny home on wheels?

Usually, yes. Many covenants restrict trailers, RVs, and movable structures, and a home on a chassis can fall under those clauses regardless of how it is finished. Some boards will consider a unit once the wheels and axles are removed and it sits on a permanent foundation. Others object to any second dwelling. The answer depends on your specific documents and board.

How do I find out if my Lehi property has an HOA?

Check your closing documents and title report — recorded CC and Rs show up there. You can also search county recorder records for your subdivision, look for dues appearing on a statement, or ask a neighbor who the management company is. If a community has shared landscaping, a park, or an entry monument, there is almost certainly an association.

Can an HOA restrict renting out my ADU?

Often it can. Rental caps limiting how many homes in the community may be leased, minimum lease terms, bans on short-term rentals, and owner-occupancy requirements all appear in Utah CC and Rs. Those rules are separate from city short-term rental ordinances, so you may need to satisfy both. Confirm the rental clauses before you count on the income.

Should I ask the HOA before or after the city?

Ask both early, and treat them as parallel tracks. City zoning tells you whether a unit is possible on your lot at all; the HOA tells you whether your community will allow it and what it must look like. Getting architectural review going at the same time as design keeps you from redrawing plans later in the build.

If you want to see what a well-built small home actually feels like before you talk to your board, come walk the 30 footer and the 400 and 450 square foot models in Lehi and picture one on your lot. See our homes at mycocoonhomes.com.

HOA rules and tiny homes in Utah: what to ask first

Aerial golden-hour view of the winding Owyhee River through rust-colored canyon landscape with sage brush valley and distant ridgelines in warm atmospheric haze.

ADU cost in Utah is driven by five things: how much site work your lot needs, how far utilities have to run, what your city requires for permitting and impact fees, the size and layout of the unit, and the finish level you choose. Two identical floor plans on two different Utah lots can land far apart because of excavation, sewer depth, and access alone. Cost is a range until someone walks your property.

Why nobody can quote an ADU over the phone
An ADU is a small house. It has a foundation, a roof, plumbing, electrical, mechanical, insulation, windows, and finishes — every system a big house has, just compressed. That's why cost per square foot is higher on a small building than on a large one: the kitchen and the bathroom are the expensive rooms, and a 500 square foot ADU has the same number of them as a 3,000 square foot house.

So when someone asks what an ADU costs in Utah, the honest answer is that the building itself is the predictable part. The unpredictable part is your dirt, your utilities, and your city. We've looked at lots in Lehi where the sewer main sat in the right place, the backyard had clean access, and the pad was already close to flat. We've also looked at lots where the ground sloped hard, the only route for a mini excavator was a four-foot gate, and the sewer connection meant trenching the length of the property. Same house. Very different project.

Site work is the biggest wild card
Before anything gets framed, the ground has to be ready. That means excavation, grading, a footing and foundation or slab, and drainage that moves water away from both the new unit and your existing house. On a flat lot with good soil, that's straightforward. On a sloped lot along the benches, it can mean retaining walls, imported fill, or a stepped foundation.

Access shapes cost more than people expect. If a concrete truck, a lumber delivery, and an excavator can all reach the build area, work moves fast. If everything has to be carried or wheeled through a side yard, labor hours climb. Big trees, existing sheds, a pool, mature landscaping you want protected, or a driveway that has to be cut and repoured all add line items.

Then there's what you can't see. Rocky soil, high groundwater, or an old septic system nobody documented will change the scope once the ground is open. A good builder writes an allowance for the unknown rather than pretending it doesn't exist. This is also the clearest advantage of a shop-built unit: with a tiny home on wheels, most of this disappears, which is one reason people weigh a tiny home on wheels against a backyard ADU before committing.

Utilities, permitting, and fees
An ADU needs water, sewer, and power, and sometimes gas. The cost of getting them there depends entirely on distance and depth. A unit placed near the main house can often tie in short. A unit at the back of a deep lot means a long trench, and if the sewer sits deep, it may mean a pump. Electrical is its own question: your existing panel may have capacity, or you may need a service upgrade, a new meter, or a subpanel with a long feeder run. These are real numbers that only show up after someone traces where your lines actually run.

Permitting and fees vary by jurisdiction. Cities along the Wasatch Front handle accessory dwelling units differently — plan review, building permit fees, and any impact or connection fees for water and sewer are set locally, and whether your specific lot qualifies is the city's call. Some cities are quick and predictable. Others ask for more detail on setbacks, parking, or utility capacity. We start conversations at the planning counter with your address early, because a plan drawn for the wrong zone is wasted money. That review time also shapes your schedule, which we break down in our post on how long an ADU or tiny home takes to build in Utah.

Size, layout, and finish level — the parts you control
Square footage matters, but layout matters more. Stacking the kitchen and bathroom near each other shortens plumbing runs. A simple rectangular footprint with a straightforward roof costs less than lots of corners, dormers, and rooflines. One bathroom instead of two is a meaningful difference in a small building. None of that has to make the home feel cheap — it just means the money goes into space and light instead of complexity.

Finish level is where budgets stretch or hold. Cabinets, countertops, flooring, tile, fixtures, appliances, and windows each span a wide range. Mini-splits versus a ducted system, standard versus upgraded insulation, a deck or covered porch, and site restoration and landscaping after the crew leaves all add up. Our advice to neighbors is to spend on the things you can't easily change later — envelope, windows, mechanical — and treat the visible finishes as the place to be disciplined. If you're still shaping the layout, our guide to choosing a floor plan that fits how you live is a useful starting point.

How to get a real number for your property
The path to an accurate ADU cost in Utah is short and specific. Confirm with your city that an accessory dwelling unit is allowed on your parcel and what the constraints are. Walk the lot with a builder who can see access, slope, and where utilities likely run. Pick a size and a rough finish level. From there, a scope and a real estimate become possible, and it holds up because it's based on your dirt rather than an average.

We build ADUs on site with a local Utah crew and build tiny homes in our Lehi shop, and a typical project runs about four to six months across design and architecture, city permitting, and construction. Walking our model homes in Lehi — the 30 footer plus the 400 and 450 square foot homes — is the fastest way to calibrate what size and finish level you actually want before anyone prices anything. People are consistently surprised by how much home a well-planned small footprint holds, and that usually saves money.

Frequently asked questions
Is an ADU cheaper than a tiny home on wheels?
Usually not, because an ADU adds excavation, a foundation, utility connections, and a full permitting and inspection sequence on your property. A tiny home is built in the shop and delivered, so site disruption and site cost are much smaller. The tradeoff is permanence: an ADU becomes part of your real estate, while a tiny home stays on its trailer and can move with you.

What part of an ADU budget surprises people most?
Utility connections and site work. Homeowners tend to budget for the building and forget the trench. A long sewer run, a deep connection, an electrical service upgrade, or a sloped lot needing retaining can each move the total meaningfully. The second surprise is the finish schedule — cabinets, tile, countertops, and appliances span a very wide range, and choices there quietly reshape the budget.

Does adding an ADU increase my property taxes in Utah?
Adding permitted living space generally increases assessed value, and your county assessor determines how that affects your taxes. The amount depends on your county's valuation process, not on the builder. It's worth a call to your county assessor's office before you start so the number isn't a surprise. Many owners weigh it against the rental income or the value of housing family on the same lot.

Can I lower ADU cost without cutting quality?
Yes. Keep the footprint simple, place the unit where utilities are short, group the kitchen and bathroom, stick to one bathroom, and choose a standard plan over a heavily customized one. Spend on the envelope, windows, and mechanical systems, and be disciplined on visible finishes you can upgrade later. Deciding early also helps — changes made after permitting cost far more than changes made during design.

How do I know if an ADU is even allowed on my lot?
Ask your city. Setbacks, lot size, height limits, parking, owner occupancy, and whether the unit can be detached are all decided locally, and sometimes lot by lot. Bring your address to the planning counter and ask directly. We do this early on every project, because what a city will and won't approve is the city's call and it shapes both the design and the budget.

If you're weighing an ADU for your lot, come walk the model homes in Lehi and we'll talk honestly about what your specific property would take. How Much Does an ADU Cost to Build in Utah?

On a model tiny home tour, stop looking at finishes and start testing function. Stand at the sink, sit on the toilet, open the fridge, climb the stairs, and check where two people pass each other. Measure ceiling height and bed clearance. Ask what is standard versus upgraded, how the home is heated and cooled, and how it connects to power, water, and sewer.

Go in knowing what you are actually solving for

The most useful tours start before you arrive. Write down, in one or two sentences, what the home is for: aging parents next to the house, a rental in the backyard, a place for a college kid, a downsize for you. That single sentence changes what matters. A parent moving in needs a step-free shower and a bedroom you don't climb into. A rental needs finishes that survive tenants. A downsize needs real closet space, because you are bringing a whole life with you.

Bring a tape measure and your phone. Measure the couch and bed you already own before you leave home, then check them against the walls in front of you. People fall in love with a layout and then discover their sectional is a foot too long for the only wall it fits on. Take photos of the corners, not the pretty vignettes — the water heater closet, the panel, the mechanical space under the stairs. Those are the photos you will actually look at again later.

Walk all three Lehi models back to back, in that order

We keep model homes in Lehi you can walk through: a 30 footer plus 400 and 450 square foot homes. Touring them in sequence is the fastest way to feel the difference that a floor plan on a screen will never show you. Start in the 30 footer. It is the tightest of the three, and it teaches your body what compact really means — how wide the walkway is, how it feels to cook with someone else in the room, whether the sleeping arrangement works for you long term.

Then step into the 400. Those extra square feet usually show up in the places you notice most: a bathroom you can turn around in, a kitchen with counter on both sides of the sink, a bedroom that reads like a bedroom. Finish in the 450 and pay attention to whether the additional space buys you something you care about or just something that looks nice. Some people walk out of the 30 footer certain it is enough. Others realize in the 450 that they would have resented the smaller plan by month three. Both are useful answers, and you only get them by standing in all three.

One caution: don't judge size by how full the model looks. Staged homes are lightly furnished on purpose. Mentally add your laundry basket, your vacuum, your winter coats, and your dog's bed. If the plan still breathes, it works.

Test the systems, not the styling

Finishes are the easiest thing to change and the first thing everyone looks at. Spend your attention on what is behind them. Ask how the home is heated and cooled, and how that system performs through a Wasatch Front winter and a July afternoon in Utah County. Ask about insulation and window package, because in a small envelope those two decide your comfort and your power bill more than anything else. Ask where the water heater lives, how big it is, and what a shower actually feels like.

Then look at how the home meets the world. For a tiny home on wheels, that means the trailer, the axles, and how the unit gets leveled and set. It also means hookups: power, water supply, and waste. For an ADU on a foundation, it means utility connections, and a real conversation about where those lines run on your lot. Open cabinets and drawers and let them close on their own. Step firmly on the loft stairs. Turn on the bathroom fan and listen. Sit on the toilet and see whether your knees hit the vanity. It feels silly in front of a salesperson; it is exactly what you came to learn.

Finally, ask what you are looking at versus what comes standard. Model homes usually show a few upgrades. Knowing which ones are in the room helps you understand cost drivers later — square footage, kitchen and bath scope, window count, and appliance and cabinet level do most of the work in a small home's budget.

The questions worth asking while you are standing in it

A tour is the cheapest hour of research you will get, so use it for the questions that are hard to answer over email. Start with your address. Bring your parcel details and ask which product is realistically buildable on your land, because the choice between a tiny home on wheels and a backyard ADU usually comes down to whether you own the ground, how long you plan to stay, and what your city allows. What a city will or won't approve is the city's call, and the honest first step is a conversation at the planning counter.

Ask about schedule. Most projects run about four to six months from first conversation to move-in, covering architecture, city permitting, and construction — here is how that timeline actually breaks down, and where the variation tends to show up. Ask about delivery access too: driveway width, turning radius, overhead lines, and grade. Better to hear about a tight turn now than on delivery day.

Ask how people pay for these. There is no single answer, and the route depends on whether the unit sits on a foundation and how a lender classifies it — the financing options Utah buyers actually use are worth understanding before you get attached to a plan. And ask what changes are easy versus expensive. Moving a window is one conversation. Moving plumbing is another.

What to do in the 48 hours after the tour

Write down your three non-negotiables while the visit is fresh. Not preferences — non-negotiables. A walk-in shower. A ground-floor bed. A washer and dryer inside. Room for two people to cook. That short list will settle most design decisions later and keeps you from redesigning the same home four times.

Then go stand in your own yard, or on your own parcel, with the model's dimensions in hand. Stake it out with hose or spray paint if you can. Look at where the sun lands, where snow slides off the main house, where the neighbor's window points, and where a car would park. A plan that felt generous in the shop can feel crowded against a fence line, and a plan that felt small can feel exactly right with a patio off the door. That combination — a walked model plus a measured spot on your land — is when the decision usually gets easy.

Frequently asked questions

Do I need an appointment to tour a model tiny home in Lehi?

Reach out first. The model homes in Lehi — the 30 footer plus the 400 and 450 square foot homes — are open for walkthroughs, and setting a time means someone is there to answer questions and unlock everything. Plan on 45 minutes to an hour if you want to walk all three and talk through your own property.

How long should a model tiny home tour take?

An hour is a good target. Twenty minutes gets you a general feel; an hour lets you walk all three models, measure, test the kitchen and bathroom, and have a real conversation about your lot, timeline, and what your city allows. If you are bringing a spouse or a parent who will live in the unit, budget the full hour.

What should I bring with me?

A tape measure, your phone, the dimensions of any furniture you plan to keep, and your property address or parcel number. If someone else will live in the home, bring them. If a mobility issue matters, bring that person too so they can try the shower threshold, the door widths, and the stairs themselves.

Can the models be customized, or is what I see what I get?

The models are starting points. Layout, finishes, window placement, and kitchen and bath configuration all get settled during design. Some changes are simple and some ripple into structure, plumbing, or permitting, so ask about a specific change while you are standing in the space. Being decisive early in design is cheaper than changing course during construction.

Is a 400 square foot home big enough to live in full time?

For many people, yes — plenty of full-time residents live comfortably in 400 square feet, especially with good storage and a layout that separates sleeping from living. Whether it works for you depends on how many people, how much stuff, and how much time you spend indoors through a Utah winter. Walking the 30 footer, the 400, and the 450 in one visit answers it faster than any square footage debate.

If you are weighing sizes, come walk the 30 footer and the 400 and 450 in Lehi, bring your address, and we will talk through what fits your land. See our homes at mycocoonhomes.com.
