Sometimes, yes. An ADU generates rental income month after month while your original mortgage stays the same, so many Utah homeowners use rent to offset the cost of borrowing for the build. Whether it fully pays for itself depends on your build cost, how you financed it, your city's rules on renting an accessory unit, and how rentable the finished space actually is — location, privacy, parking, and utilities all matter.
What "paying for itself" actually means
An ADU does not pay for itself the way a coupon does. It works more like a small second property sharing your lot: it produces monthly rent, and it carries monthly costs. The gap between those two numbers is what people mean when they ask whether it pencils out.On the income side you have rent, and possibly a separate charge for utilities or a garage space. On the cost side you have the loan payment on whatever you borrowed to build, plus your share of insurance, property taxes on the added value, utilities if you cover them, maintenance, and turnover — the weeks between tenants when nothing is coming in. Set money aside for the vacancy you will eventually have, because you will have one. There is also a second kind of payback that does not show up in a monthly spreadsheet. A permitted ADU is part of your real estate. It adds usable square footage and a second kitchen and bath, which shows up in appraisals and in what a buyer will pay later. Along the Wasatch Front, appraisers see enough backyard units now to have comparable sales to work from, though it still varies neighborhood by neighborhood. And for a lot of Utah families, the unit is never rented to a stranger at all — it houses a parent, an adult kid saving for a down payment, or a returning missionary, and the "income" is rent they are not paying somewhere else.
Why demand along the Wasatch Front supports small rentals
Utah's housing math is the whole story here. The state has grown fast, households have gotten smaller, and Utah County in particular keeps adding people faster than it adds places for them to live. That pressure lands hardest on the small end of the market — one person, a couple, a student, a traveling nurse, someone new to a job in Lehi or Draper who wants to try a neighborhood before buying in it.Those renters are not looking for a four-bedroom house. They want something clean, private, close to work, and cheaper than a new apartment complex. That is exactly what a well-built backyard unit offers, and it is why small detached rentals tend to lease steadily in established neighborhoods rather than sitting empty. The tech and university corridor running from Lehi south through Provo and Orem concentrates that demand further. So does proximity to transit, hospitals, and the interstate. If your lot is inside that band, you are working with a real rental market, not a hopeful one. If you are further out on acreage, the pool is smaller but so is the competition, and a nicely finished unit can still lease well — it may just take longer to find the right tenant.
What makes an ADU actually rentable
The build decisions you make in the first month shape rent for the next twenty years. A few matter more than the rest.Separation is first. A tenant will pay more, stay longer, and bother you less when the unit has its own entrance off the street or side yard, its own outdoor space, and no shared laundry or hallway. Detached units usually beat basement conversions on all three counts. Sound isolation and window placement — yours and theirs — are worth designing around rather than fixing later.Parking is second, and in Utah it is often the thing that decides whether a unit leases at all. One dedicated stall that does not block your driveway is close to essential. Cities frequently have parking requirements for accessory units too, so it comes up in permitting either way.Metering and utilities are third. Separate meters cost more up front and remove a recurring argument. If separate meters are not practical, decide early whether rent includes utilities and price accordingly. Fourth is durability: full-size appliances, real ventilation in the bathroom, hard-surface flooring, and finishes that survive a tenant move-out. Small spaces get heavy use. Finally, confirm what your city allows before you assume a rental. Many Utah cities permit accessory dwelling units but attach conditions — owner occupancy on the property, limits on short-term rental, registration or licensing, unit size caps. Those rules are set locally and they change, so what a city will approve is the city's call. Start with a conversation at the planning counter with your address in hand. If your lot or zone will not support a permanent unit, a tiny home on wheels versus a foundation-built ADU is a comparison worth having early, since the two sit in different regulatory lanes.
Financing and timeline shape the payback more than rent does
Two identical units can produce the same rent and land in completely different places financially, because the payment is set by how you paid for the build. Cash removes the payment entirely. A HELOC lets you draw as construction bills come in and can be paid down as rent accumulates. A construction or renovation loan is underwritten against the finished value of the property, which helps when you do not have much equity yet but adds paperwork and draw schedules. The routes Utah buyers actually use are laid out in more detail in our guide to how buyers finance a tiny home or ADU in Utah, and the choice matters more to your monthly result than squeezing another few percent out of rent.Timeline matters too, because the unit earns nothing while it is being built. Plan on roughly four to six months covering design, city permitting and plan review, and construction — the full breakdown of where the months in an ADU or tiny home build actually go is worth reading before you budget interest payments. Permitting is the phase nobody controls, and it is where most of the variation shows up.One more honest note on cost: we do not publish figures because the drivers swing too widely. Site access, how far utilities have to run, excavation and grade, whether you need a new panel or a sewer connection across the yard, kitchen and bath finish level, and city fees all move the number. That is also why a shop-built tiny home and an on-site ADU are priced differently — one is built indoors in Lehi and delivered, the other is a construction project in your backyard.
Frequently asked questions

Can I rent out an ADU in Utah?
In many Utah cities, yes — accessory dwelling units are a normal part of the housing conversation now. But conditions vary: some cities require the owner to live on the property, some restrict short-term rentals, some require registration or cap unit size. The rules are set locally and can change, so check with your city's planning counter using your specific address before you plan on rental income.
How long does an ADU take to start earning rent?
Figure about four to six months from first conversation to move-in, covering design, city permitting, and construction. Permitting is the least predictable stretch. A shop-built tiny home delivered to your site often moves faster than an on-site ADU, since indoor construction avoids weather delays and site work can happen in parallel.
Does an ADU increase my property taxes?
Adding permitted living space generally increases your property's assessed value, and taxes follow assessed value. Your county assessor determines how much. It is a real cost to include in your monthly math alongside insurance and maintenance — ask your county assessor's office how they handle accessory units before you build.
Is a detached ADU better for rental income than a basement apartment?
Usually, yes, on the things tenants care about: a private entrance, private outdoor space, no shared hallway or laundry, and better sound separation. Those features tend to support stronger rent and longer tenancies. A basement conversion can be cheaper to create, but you live directly above your tenant, which many homeowners regret.
What makes an ADU hard to rent?
No dedicated parking, an entrance that runs past your family's windows, shared laundry or utilities, low ceilings, poor ventilation, and undersized appliances. Location matters too — units far from jobs, transit, and services take longer to lease. Most of these are design decisions, which is why they are worth settling before permitting rather than after. If you are weighing a rental unit on your lot, come walk the model homes in Lehi and we will talk honestly about what your parcel can support. See our homes at mycocoonhomes.com.

Can an ADU pay for itself? ADU rental income in Utah

There is no single set of Utah County ADU rules. Each city — Lehi, American Fork, Provo, Orem, Saratoga Springs and the rest — writes its own zoning for accessory dwelling units, and the county handles unincorporated land. Expect rules on lot size, setbacks, height, parking, utility connections, owner occupancy and whether the unit can be detached. Your city planning counter, with your address in hand, is the only place to get a real answer. Why there is no one answer for Utah County People often ask us what the ADU rules are in Utah County, as if the county published one rulebook that covers every backyard from Lehi to Payson. It does not work that way. Zoning authority sits with the city you live in. If your address is inside Lehi city limits, Lehi's ordinance and Lehi's planning staff decide what is possible on your lot. If your land is in an unincorporated pocket, then county zoning applies instead. That means two neighbors a mile apart, in different cities, can get very different answers to the same question. One might be able to build a detached backyard unit with its own entrance. The other might be limited to converting space inside the existing house, or to a smaller footprint, or blocked by lot size in that particular zone. Neither outcome is a surprise once you see the ordinance — but you have to look at the right ordinance. The broad trend along the Wasatch Front has been toward making room for accessory dwelling units, because housing pressure here is real and cities are looking for ways to add homes without rewriting whole neighborhoods. That trend is helpful. It is not the same as permission on your specific parcel. The zoning questions that actually decide your project When we look at a property with an owner, we are usually chasing the same short list of questions. What zone is the parcel in, and does that zone allow an accessory dwelling unit at all? How big is the lot, and does it clear whatever minimum the city sets? Where are the setbacks from side and rear property lines, and how much buildable area is left once you respect them? How tall can a detached structure be, and how close can it sit to the main house? Then come the practical ones. Parking is a common sticking point — many cities want an additional stall for the new unit, and where that stall goes can reshape the whole site plan. Utilities matter too: whether the ADU can share the existing water and sewer connection or needs its own, and whether the existing service has capacity. Owner occupancy requirements show up in some ordinances, meaning the property owner has to live in one of the two units. Short-term rental limits are separate rules again, and cities treat them very differently.Easements, floodplain, irrigation ditches, and older subdivision covenants can all shape a plan before the city ever weighs in. An HOA is not a government body, but it can restrict what you build just as effectively, so read your CC and Rs early. One more distinction worth getting straight: a home on a trailer sits in a different regulatory lane than a permanent foundation-built unit. If you are still weighing those two paths, our breakdown of how a tiny home on wheels compares with a backyard ADU walks through how land ownership and zoning usually settle the question. How the permitting phase of a build handles all this We do not hand you a folder of ordinances and wish you luck. Permitting is a phase of the build, and it starts before drawings are finalized. The first step is a conversation with the planning counter using your actual address, so we are designing against the rules that apply to your lot rather than a general idea of what cities usually allow. From there, design and architecture work within those constraints — footprint, height, placement, parking, utility routing. Plans then go to the city for review. The city responds with comments, we revise, and the permit issues. Every jurisdiction handles this differently. Some are quick and predictable. Others ask for more detail on setbacks, drainage, or utility capacity, and that adds weeks. This is the phase we control the least, and we say so plainly. What a city will and will not approve is the city's call. We can tell you what is likely based on the ordinance and on projects we have taken through similar counters, and we can design to give your application the best chance — but the decision belongs to the reviewer, not to us. Anyone who tells you otherwise is selling. The whole arc — design, permitting, construction — generally runs about four to six months. Our realistic timeline for an ADU or tiny home build in Utah breaks down where that time goes and what tends to stretch it.Cost drivers and money questions that come with the rules Zoning does not just decide whether you can build. It also shapes what the project costs. A unit that has to sit farther back on the lot may mean a longer utility run and more excavation. A required parking stall can mean new concrete and grading. If the city wants a separate water or sewer connection, that is a real line item, plus impact fees that vary by jurisdiction. Steep grade, poor access for equipment, and old service lines all push the number the same direction. On the financing side, an ADU is permanently attached to the property you already own, so it is not something you mortgage on its own. Most Utah owners use home equity or a construction-style loan. We cover the practical routes in our guide to how Utah buyers pay for an ADU or tiny home. Our advice is simple: get the zoning answer first, then design, then price. Falling in love with a floor plan that does not fit the setbacks is the most expensive way to start.Frequently asked questions Does Utah County have one set of ADU rules for all cities? No. Each incorporated city writes its own accessory dwelling unit ordinance, so Lehi, American Fork, Provo, Orem and Saratoga Springs can all differ. County zoning applies only to unincorporated land. Always check the rules for the jurisdiction your address falls in.Can I build a detached ADU in my Utah County backyard? Sometimes, depending on your zone, lot size, setbacks, and parking. Some cities allow detached units, others only allow conversions inside the existing home, and a few limit it by neighborhood. The city decides based on your specific parcel, which is why we start at the planning counter.Do I need a permit for an ADU in Utah? Yes. A permanent accessory dwelling unit involves zoning approval, plan review, a building permit, and inspections through construction. Utility connections may require separate approvals. Building without a permit risks stop-work orders and problems when you sell, so it is not worth the shortcut. How long does ADU permitting take in Utah County? It varies by city. Plan review, comments, revisions, and issuance typically fit inside an overall four to six month project window that also covers design and construction. Cities with heavy volume or extra questions about setbacks, parking, or utility capacity take longer than the fastest counters. Can I rent out an ADU in Utah County? Long-term rental is commonly allowed where ADUs are permitted, though some cities require the owner to live on site. Short-term rental is a separate set of rules and is restricted in many Utah cities. Confirm both with your city before you count on rental income. If you want to know what is realistic on your lot, come walk the model homes in Lehi and bring your address — we will start with the zoning and go from there. Utah County ADU Rules: What to Know Before You Build

Wide landscape view of open residential land plot with vegetation, mature trees, and distant development skyline under clear blue sky

Workforce housing means simple, durable homes priced for people who already work in the community — teachers, nurses, techs, ranch and construction crews. In Utah, landowners and employers increasingly meet that need with small homes: tiny homes on wheels delivered to a site, or ADUs built on an existing lot. They go up faster than conventional housing, use land you already own, and can be added one unit at a time. What workforce housing actually means Workforce housing isn't a special building type. It's housing sized and priced for people earning a normal wage in the place they work — often too much to qualify for subsidized programs, not enough to buy a median-priced house near their job. Along the Wasatch Front, that describes a lot of people: a dental hygienist in Lehi, a line cook in Park City, a ranch hand in Heber, a young couple both working full time in Utah County. What makes a small home work for this is straightforward. Fewer square feet means fewer materials, less to heat and cool, and less land per household. A well-built 400 square foot home with a real kitchen, a real bathroom, and good insulation is a home — not a compromise — for one or two people. Stack a few of those on a parcel and you've added housing without adding a subdivision. The demand side in Utah is not subtle. The state has grown fast, households have gotten smaller, and most of what's been built is three-and four-bedroom houses. Small units are the piece that's thin, which is why so many landowners and employers are looking at them now.Where small homes fit best on Utah land A few situations come up over and over. The first is a homeowner with a deep lot in an established neighborhood — Lehi, American Fork, Provo, Sandy — who adds an accessory dwelling unit out back. Sometimes it's rented to a local worker, sometimes it houses a grown kid or a parent. Either way it's one more household living near jobs and transit without anyone building a new road. The second is acreage. Rural and semi-rural parcels in Utah, Wasatch, and Tooele counties often have room for a cluster of small homes with shared parking and utilities. That's the setup that works for agricultural operations, resorts, and construction outfits that need people close to the work. A tiny home built in our Lehi shop and delivered is well suited here, because the site work — pad, driveway, utility stubs — can happen while the home is still being built indoors. The third is employer housing. Clinics, schools districts, ski and hospitality operations, and manufacturers all struggle to hire when nobody can afford to live within a reasonable drive. Owning a handful of units near the job site turns housing into a recruiting tool. Employers who go this route usually start with one or two units, watch how they're used, and add more.Whether any of these is allowed on a specific parcel is the city's or county's call — zoning, setbacks, parking, and utility capacity all get reviewed. That's worth a trip to the planning counter before you fall in love with a site plan.Tiny home or ADU: how to choose Tiny homes on wheels are built in our shop and delivered. Because they're built indoors, weather doesn't set the schedule, and the finished unit arrives ready to set and connect. They're the natural pick when you want flexibility, when the site is remote, or when you may want to move or add units later. There's a longer breakdown in our comparison of prefab tiny homes and traditional site-built houses.ADUs are built on your property by a local Utah crew, on a permanent foundation, tied into your existing utilities. They generally read as part of the neighborhood, which matters in residential zones, and they're the stronger option when the goal is long-term rental housing in a city that treats ADUs as permitted dwellings.Layout matters more than square footage in either case. A workforce unit gets used hard: someone comes home from a shift, cooks, showers, sleeps. That argues for a full-height bedroom over a loft ladder, real storage, and a bathroom that handles daily use. Our guide to picking a tiny home floor plan that matches how you live walks through those tradeoffs, and they apply just as much when you're choosing on someone else's behalf.Timeline, cost drivers, and what to expect Plan on roughly four to six months from first conversation to move-in, covering design, city permitting, and construction. Permitting is the phase with the most variation, because every city along the Wasatch Front handles review differently. We break the whole arc down in how long an ADU or tiny home takes to build in Utah.On cost, we don't publish figures because honest numbers depend on your site. The things that move a budget are predictable, though: how far utilities have to run, whether the site needs grading or a new driveway, foundation versus trailer, finish level in the kitchen and bath, and how many units you're building at once. Multiples usually cost less per unit than one-offs — same design work, same crew mobilization, spread further. Two more line items landowners forget. First, access: a narrow driveway, a tight turn, or low power lines shapes how a unit gets delivered and set, so we look at that early. Second, ongoing operation — if you're renting to workers, someone has to handle maintenance, snow, and turnover. Small homes are less of both than a large house, but it isn't zero. The upside is durable. A small home on land you already own adds housing supply, produces income or solves a staffing problem, and holds value as an improvement to the property. And smaller footprints carry real efficiency and resource advantages that keep operating costs down for whoever lives there.Frequently asked questions Can I put a tiny home on my property in Utah? Sometimes yes, sometimes no — it depends entirely on your city or county. Zoning district, lot size, setbacks, parking, utility connections, and whether the jurisdiction recognizes a home on wheels as a dwelling all factor in. Rules differ a lot between Lehi, Provo, unincorporated Utah County, and the smaller towns. The practical first step is a conversation with your local planning counter before you commit to a design. Is an ADU or a tiny home better for renting to workers? For long-term rental in a residential neighborhood, an ADU is usually the stronger fit: permanent foundation, tied into existing utilities, and treated as a dwelling in cities that allow them. Tiny homes shine on acreage, remote sites, and anywhere you want flexibility or plan to add units over time. Site conditions and local rules typically decide it more than preference does. How many small homes can I put on one parcel? That's set by zoning and by utility capacity, not by how much room you have. Some parcels allow one accessory unit, others support a small cluster with shared parking and services. Water, sewer or septic capacity, and access often turn out to be the real limit. We look at all of it early so the plan you design is one the city can actually review.Do employers really build housing for their workers in Utah? Yes, and it's growing. Clinics, school districts, ski and hospitality operations, ranches, and manufacturers all face the same problem: workers can't afford to live near the job. A few small homes on land the employer already owns can make a position hireable. Most start with one or two units, learn how they get used, and expand from there. Can I walk through a unit before deciding? Yes. We have model homes in Lehi you can walk through — the 30-footer plus 400 and 450-square-foot homes. Standing in the space tells you more in ten minutes than photos do in an hour, especially when you're judging whether a layout will hold up to someone living in it full time after long shifts. If you've got land and a housing problem to solve, come walk the models in Lehi, and we'll talk through what your parcel can realistically hold. Workforce Housing in Utah: Small Homes on Your Land

Most tiny home financing in Utah does not look like a standard 30-year mortgage. Buyers typically tap home equity through a HELOC or cash-out refinance, use a renovation or construction loan when the unit is permanently attached, borrow through an RV-style or personal loan for a home on wheels, or pay cash. What works depends on whether the unit sits on a foundation and how your lender treats it.Why a tiny home or ADU rarely fits a standard mortgage A conventional mortgage is written against land and a permanently affixed structure. That is the whole model — the lender wants collateral that stays put and appraises against comparable sales nearby. A tiny home on wheels does not meet that test in most cases, because it is movable and often titled more like a vehicle than real property. An ADU is the opposite problem: it is permanently attached, but it is not a separate parcel you can mortgage on its own. It becomes part of the property you already own. That is why financing conversations for these projects almost always start with a different question than "what mortgage can I get?" The better question is "what asset am I borrowing against, and what does the lender consider it to be?" Answer that and the list of realistic routes gets short and clear very quickly.Appraisals are the other wrinkle. Along the Wasatch Front, backyard ADUs have become common enough that appraisers have data to work with, but it still varies neighborhood by neighborhood. A lender will want to see how the finished unit affects the value of the whole property, not just what the build cost. The routes Utah buyers actually use Home equity is the most common path for ADUs. Utah homeowners who bought before the last run-up in prices often have meaningful equity, and a HELOC or a cash-out refinance turns that into build money. A HELOC has the advantage of drawing only what you need as the project moves, which lines up well with construction billing. A cash-out refinance replaces your existing loan, so it matters a great deal what rate you are already sitting on — plenty of people rule it out for that reason alone.Renovation and construction loans are the second common route, especially for an attached or detached ADU that will be permitted as part of your property. These are underwritten against the value of the property after the work is done rather than what it is worth today, which helps if you do not have much equity yet. They come with more paperwork, draw schedules, and inspections, and your builder has to be comfortable working inside that structure. For a tiny home on wheels, buyers often look at RV-style or chattel lending, personal loans, or specialty lenders who work in this space. Terms are usually shorter than a mortgage and underwriting leans more on your credit and income than on the property. And then there is cash — more common here than people expect, particularly among buyers downsizing out of a larger house, families building for aging parents, or landowners adding a unit they intend to rent. If you are still weighing which product fits, our comparison of prefab tiny homes and traditional site-built houses is a good place to sort out what you are actually buying. What lenders ask about before they say yes Expect three lines of questioning. First, foundation and title: is the unit on wheels or fixed to the ground, and how will it be titled? That single fact steers you toward real-estate lending or vehicle-style lending. Second, permits: most lenders on the construction side want to see that the city has approved the plans, or at least that the application is real and moving. What a city will allow is the city's decision, and it differs between Lehi, Provo, Salt Lake, and the smaller towns in between.Third, income. If you plan to rent the unit, ask early whether the lender will count projected rent toward qualifying. Some will with a lease or an appraiser's rent schedule, some will not count it at all until it shows up on a tax return. That answer can change how much you can borrow by a wide margin, so it is worth asking before you fall in love with a floor plan.Talk to more than one lender. Credit unions, local banks, and specialty lenders treat these projects very differently, and the first "no" you hear is often just that institution's policy rather than a verdict on your project.Cost drivers that decide how much you need to borrow We do not publish a price list, because two projects that look similar on paper can land far apart. Size is the obvious driver. After that comes site work — an ADU needs excavation, a foundation, and utility connections, and how far the sewer, water, and power runs are from the new unit can move the number more than any finish decision you make. Sloped lots, tight access, and older utility service that needs upgrading all add up.Finishes and mechanical choices matter next: cabinetry, countertops, window packages, heating and cooling. Custom layouts cost more than starting from a proven plan, which is one practical reason to be honest with yourself while choosing a tiny home floor plan that fits how you actually live. Decisions made in design are inexpensive. The same decision made after framing is not.Shop-built tiny homes tend to have a tighter cost range because the work happens indoors on a predictable schedule. On-site ADUs carry more variables, which is exactly why lenders build contingency into construction budgets. Plan for one yourself even if nobody requires it.Line your money up with the build schedule Financing and scheduling are the same conversation. A build here runs roughly four to six months across design, city permitting, and construction, and money is needed at different points along that arc — design work early, permits in the middle, materials and labor through construction. A HELOC or a construction loan with a draw schedule matches that rhythm. A lump-sum personal loan taken out too early means paying interest on money sitting idle.It helps to read through how long an ADU or tiny home build actually takes in Utah before you apply for anything, because permitting is the phase with the least predictable timing and lenders often have windows on approvals and rate locks. Getting pre-qualified early, then timing the actual closing to when plans are near approval, keeps you from paying for delay you did not cause. One last practical note: bring your lender into the conversation early rather than after you have signed anything. A good local lender will tell you within a call or two which route fits your property, and that shapes everything from the size of the unit to whether you build on wheels or on a foundation.Frequently asked questions Can you get a mortgage on a tiny home on wheels? Usually not a traditional mortgage. Because a home on wheels is movable and typically not titled as real property, most conventional lenders will not write a mortgage against it. Buyers more often use RV-style or chattel loans, personal loans, specialty tiny home lenders, home equity from another property, or cash. If the unit will be set permanently on a foundation, real-estate lending becomes possible — ask your lender how they classify it before you order anything. Can I use a HELOC to build an ADU in my Utah backyard? Many Utah homeowners do exactly that. A HELOC borrows against equity in the house you already own, and you draw funds as the project progresses instead of taking a lump sum. It works well for ADUs because the new unit becomes part of the same property. How much you can access depends on your equity, credit, and the lender's limits, so get those numbers before you finalize a design. Will an ADU increase my property value enough to appraise? Often yes, though it varies by neighborhood and by appraiser. A permitted, code-compliant ADU with its own kitchen and bath generally supports value better than an unpermitted conversion, and areas with rental demand tend to appraise more favorably. Ask your lender how the appraisal will be handled before you build, and whether they will consider projected rental income. Nobody can promise a specific appraised figure ahead of time.Do I need permits approved before a lender will fund the build? For construction and renovation loans, usually yes or close to it — lenders want to see approved plans or an active application before releasing funds. HELOCs and personal loans are underwritten against you rather than the project, so they can often close earlier. Since permitting timelines vary from city to city along the Wasatch Front, that difference in sequencing is worth planning around. Is it cheaper to pay cash for a tiny home? Cash avoids interest and closing costs, and it removes the appraisal and underwriting hurdles that slow these projects down. That said, draining reserves to fund a build leaves you exposed if the site work turns up surprises. Many buyers split the difference — cash for design and deposits, a HELOC or construction loan for the build itself, with a contingency set aside. If you are working out the numbers, come walk our model homes in Lehi and see what your budget actually buys before you talk to a lender. Tiny Home Financing in Utah: Options Buyers Actually Use

Choose a tiny home on wheels if you want mobility, a faster shop build, and less site disruption — it stays on a trailer and can move with you. Choose an ADU if you own the lot, want a permanent addition on a foundation, and need it treated as part of the property long term. Land ownership, your city's zoning rules, and how long you plan to stay usually settle it.Start with who owns the ground The first question isn't about square footage or finishes. It's whether you own the land the unit will sit on, and how long you expect to keep it. An ADU is built on your property, on a foundation, by a local crew. It becomes part of the real estate. That's a great outcome if the lot is yours and you plan to stay, rent it out, or house a family member for years.A tiny home on wheels stays on its trailer. It's a structure you own separately from any particular piece of dirt. If you're leasing land, waiting on a future parcel, planning a move in a few years, or placing units in a community setting, that separation matters. You can relocate it. You can't relocate a foundation. We build both, and we're honest about the tradeoff: mobility costs you permanence, and permanence costs you flexibility. Neither is the better product. They answer different questions.Let zoning narrow the field Along the Wasatch Front, accessory dwelling units have become a normal part of the conversation — Utah's housing crunch has pushed a lot of cities to make room for them. But the details are decided city by city and sometimes lot by lot. Setbacks, lot size, owner occupancy, parking, height, and whether the unit can be detached or must be inside the existing home all vary. What a city will and won't approve is the city's call, so the honest first step is a conversation at the planning counter with your address in hand.Tiny homes on wheels sit in a different regulatory lane. Because they're on a trailer, cities often treat them differently than a permanent dwelling — sometimes as a recreational structure, sometimes not as a permanent residence at all, sometimes fine in a licensed community but not in a backyard. Again, it depends on the jurisdiction. This is why we don't lead with the product. We look at your parcel, your zone, and what your city allows, and then we tell you which of the two is actually buildable there. A beautiful plan for the wrong zone is wasted time.Timeline, disruption, and how the build actually happens Both paths run roughly four to six months from first conversation to move-in, covering design and architecture, city permitting and plan review, and construction. Where they differ is what happens on your property. A tiny home is built in our Lehi shop and delivered — framing, mechanical, electrical, plumbing, and finish work all happen indoors, then the unit arrives and gets set, often in a single day. Your yard doesn't become a job site for months. An ADU adds excavation, foundation, utility connections, and a sequence of inspections on site. That's where most schedule variation shows up, and it's also where weather has a say. Our realistic look at ADU and tiny home build timelines in Utah breaks the phases down if you want the full picture.Access matters more than people expect for the tiny home route. A narrow driveway, a tight turn, low power lines, or a steep grade all shape how a unit gets placed. We look at that early rather than on delivery day.Cost drivers, not price tags We don't publish numbers, because the honest answer is that two projects with the same square footage can land in very different places. What moves the cost on an ADU: site work, how far utilities have to run, grade and soil, foundation type, and whatever the city asks for during review. What moves the cost on a tiny home: size, how custom the layout is, appliance and finish selections, and delivery distance.Shop building tends to compress schedules and reduce waste because materials stay dry and the crew stays in one place, which is part of why prefab appeals to people comparing options. If you're weighing the broader question of small versus conventional housing, our comparison of prefab tiny homes and traditional homes covers the ground beyond just these two products. One more practical point: an ADU generally reads as an addition to your property's value and can be financed and insured as part of the real estate. A tiny home on wheels is usually treated more like a titled asset. Talk to your lender and insurer early — that conversation often decides the question faster than any design meeting.A short decision framework Lean toward an ADU if you own the lot, your zone allows a detached accessory unit, you want long-term rental income or multigenerational housing, and you're comfortable with site work in your yard. Lean toward a tiny home on wheels if you want the option to move, you're placing it on land you don't own or don't intend to keep forever, you want the least disruption to the property, or you're building out a community of units. If both work, the tiebreaker is usually lifestyle. Most people know within ten minutes which direction they're headed.FAQs Is a tiny home on wheels the same as an ADU? No. An ADU is a permanent accessory dwelling built on a foundation on your lot and permitted as part of the property. A tiny home on wheels stays on a trailer and is owned separately from the land, which makes it movable. Cities usually regulate them under different rules, so what's allowed on your parcel may differ significantly between the two.Can I put a tiny home in my backyard in Utah? Sometimes. Some Utah cities allow a movable tiny home in a backyard under specific conditions, others only permit a foundation-based ADU for full-time living, and rules differ across Utah County and the rest of the Wasatch Front. Your city decides. Bring your address to the planning counter before you commit to a design — that one visit saves months.Which is faster to build, an ADU or a tiny home? Tiny homes usually finish sooner. Both projects run about four to six months including design, permitting, and construction, but a tiny home is built indoors in our Lehi shop while site prep happens in parallel. An ADU adds excavation, foundation, utility connections, and on-site inspections, which is where most delays appear.Does an ADU add value to my property? An ADU is a permanent, permitted dwelling on your lot, so it's generally treated as part of the real estate and can add usable living space and rental potential. Actual appraised value depends on your market, the unit's size and quality, and local demand. Talk with a local appraiser or lender for a read on your specific neighborhood.Do I need a permit for either one? An ADU requires city permitting and plan review, including architecture and inspections. A tiny home on wheels is built to a different standard and permitted differently, but placing one long-term on a property still typically involves city approval, plus utility hookups and site requirements. We handle the permitting work as part of the project. If you're still torn, come walk the models in Lehi and tell us about your lot; we'll tell you straight which option actually fits. Tiny home vs ADU: which one fits your property?

Plan on about four to six months from the first conversation to move-in. That window covers architecture and design, city permitting and plan review, and then construction. Tiny homes are built in our Lehi shop and delivered, so weather and site work rarely slow them down. On-site ADUs follow the same arc but add excavation, utility connections, and inspections, which is where most schedule variation shows up.The four-to six-month arc, broken into three partsAlmost every project we build in Utah follows the same three phases, and knowing where the time goes makes the wait far less frustrating.Design and architecture usually takes the first stretch. This is where you settle square footage, layout, window placement, kitchen and bath configuration, and where the unit sits on your lot. If you already know what you want — say you walked one of our model homes in Lehi and said "that one, with a bigger shower" — this phase moves quickly. If you want a heavily customized floor plan, expect more back-and-forth. Time spent here is cheap compared to changes made later, so it's worth being decisive but thorough.City permitting comes next, and it's the phase we control the least. Plans go to the city for review, the city responds with comments, we revise, and the permit issues. Every city along the Wasatch Front handles this differently — some are quick and predictable, others take longer or ask for more detail on setbacks, parking, or utility capacity. What the city will and won't approve is the city's call, not ours, which is why we start conversations with the planning counter early rather than after drawings are finished.Construction is the last phase and the most visible. For a shop-built tiny home, this means framing, mechanical, electrical, plumbing, finishes, and inspection on our floor in Lehi, then delivery and set. For an on-site ADU, it means our local crew working on your property through foundation, framing, rough-ins, inspections, drywall, and finish work. Why shop-built tiny homes usually run fasterA tiny home built indoors doesn't care that it snowed in March or that the ground froze in January. Materials stay dry, tools stay in one place, and the crew isn't driving between job sites. That controlled environment is the single biggest reason prefab construction tends to compress the schedule compared with traditional site building. There's another advantage: while the home is being built in the shop, your site work can happen in parallel. Pad prep, a driveway, and utility stubs can all move forward at the same time rather than in sequence. On a site-built project, those steps have to finish before framing starts.Delivery day itself is short — often a single day for placement — but it needs planning. Access matters. A narrow driveway, a tight turn, low power lines, or a steep grade all shape how a unit gets set. We look at that early so there are no surprises when the trailer arrives. What actually makes a project take longerPermitting is the most common source of delay, and it's rarely dramatic — usually it's a round of city comments that adds a few weeks. Utility connections are the second. If a sewer lateral is far from the ADU location, or if the electrical service on an older home needs an upgrade to carry a second dwelling, that adds real time and cost.Site conditions matter more than people expect. Rock, a high water table, a steep backyard, or mature trees you want to save all affect excavation and foundation work. So does access: if a mini excavator can't get to the back of the lot, the work gets slower and more manual. Then there are decisions. Late changes to a floor plan, long-lead finishes, or an undecided kitchen layout can stall a build that was otherwise on schedule. This is why we push clients to lock the layout before permitting. Thinking through how a floor plan matches your daily routine early is the cheapest schedule insurance there is.Cost drivers and schedule drivers overlap heavily. Complex rooflines, custom cabinetry, extensive site work, and premium finishes all push both numbers up. Simpler shapes and proven layouts keep both in check. How to start so the clock starts sooner The fastest projects begin with three things settled: what you want the unit to do, roughly where it goes on your property, and what your city allows on that parcel. Rental income, a place for aging parents, a home office, or a guest suite all lead to different layouts and different permitting paths.Walking a real home helps more than any brochure. We keep model homes in Lehi you can step inside — the 30-footer (our middle size) — and ten minutes standing in a kitchen tells you more about ceiling height and counter space than any drawing. If you need a unit ready for a family member arriving in the spring, start in the fall. Four to six months is a realistic range, not a promise for every lot in every city, and the projects that go smoothest are the ones that didn't start against a hard deadline.Frequently asked questionsHow long does it take to build an ADU in Utah? Plan on roughly four to six months for design, city permitting, and construction combined. Permitting timelines vary by city along the Wasatch Front, and site conditions like utility distance, grade, and rock can extend the construction phase. Projects with a locked floor plan and straightforward site access finish nearer the low end of that range. Is a tiny home faster to build than an ADU? Usually, yes. Tiny homes are built in our Lehi shop, so weather, site access, and travel between job sites don't slow the crew down, and site prep can happen at the same time as the build. An on-site ADU adds foundation work, utility connections, and staged inspections, which is where most extra time shows up.How long does permitting take for an ADU? It depends entirely on the city. Some Utah cities review plans quickly; others take longer or return comments that require revisions and a second submittal. We start the conversation with the planning counter early rather than after drawings are done, so review comments arrive while there's still time to absorb them without pushing the whole schedule. What can I do to keep my build on schedule? Decide your layout before permitting, choose finishes early rather than mid-build, and get clear on where the unit sits on your lot. Confirm access for delivery or equipment. If your project needs a utility upgrade, find that out at the start. Late floor plan changes are the most common self-inflicted delay we see.Can I live on site while an ADU is being built? Most homeowners do. Work happens outside your existing home, though there will be noise, equipment, and periods when a driveway or part of the yard is occupied. Utility tie-ins may cause short interruptions to water or power, and we schedule those in advance so you can plan around them.If you're mapping out a timeline, come walk the model homes in Lehi, and we'll talk through what four to six months would actually look like on your property.
